External mastic in Dalry

How we handle external mastic in Dalry

A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. If you are dealing with rain getting behind render or cladding at a joint and weeds or debris growing in open joints, we can help, on render & cladding joints, copings & trims and brickwork movement joints alike.

Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. In Dalry, work on shared parts of a tenement is generally agreed between owners, often with a factor arranging it.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Leave it or put it right?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and does not last so it’s worth doing right. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Dalry, damp can travel a long way before it shows.

Work for landlords, hotels and businesses

Landlords and agents in Dalry can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Walls and rooflines in Dalry

Dalry is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. With historic houses such as Whitefoord House (about 1.8 miles east) nearby, there’s older building stock in the area around Dalry as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Historic houses such as Whitefoord House, about 1.8 miles east, show how far back building around Dalry goes, and older homes nearby need a sealant that suits their walls. If you look after a building such as St Mary's Music School, its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near Haymarket station, outside joints that have cracked can let damp into a rental, so check them between lets.

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant so the movement is taken up.

Copings and trims

Copings expand and contract through the day, so the joints need a sealant that stays flexible.

Common questions in Dalry

I let a flat near Haymarket station. Can you help?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

How do repairs to the shared parts of a tenement in Dalry get organised?

Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Windows often belong to the individual flat, but it’s worth checking your deeds.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Can a movement joint be filled with mortar?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We’ll reseal it with a flexible sealant.

Do you work in Dalry?

Yes, we do. Our applicators work in Dalry.

What colours does the sealant come in?

We choose a sealant colour to suit the brick, stone or render, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses and we’re fully insured.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What affects the cost of external mastic

Your quote is based on your job. We take into account:

  • Which sealant suits the joint
  • Whether there’s mould to deal with
  • Whether the work is at height
  • The amount of work

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

Helping us quote

To make quoting easier, let us know:

  • How we’d reach the joints
  • Any previous sealing or DIY work
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved and send you a clear quote.

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes anything from a few hours to several days, depending on the building, depending on the size of the job. In a city area like Dalry, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Getting ready for the visit

  • Let us know about parking restrictions
  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can

Advice

How to look after the new joints

To keep the joints looking good and working properly:

  • Have failed joints looked at early
  • Leave the joints unpainted unless we have said otherwise
  • Look over the joints every year, ideally after winter
  • Keep movement joints as flexible joints, not mortar

Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint and spoil the finish.

Small splits are the time to act. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.
