How we handle bathroom resealing in Trinity

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on baths, sinks & splashbacks and kitchen worktops & upstands, and people most often call us about shrunken sealant along the back of a worktop and smears of silicone across the tiles.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

What happens if it’s left?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we do, step by step

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. In a city area like Trinity, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Mention any parking rules near the property
  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints

Quotes for bathroom resealing in Trinity

There’s no set price list, because jobs vary so much. The quote depends on:

  • The number and length of the joints
  • Any working-time requirements on site
  • Any mould that needs treating
  • The old material and how stubborn it is

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • Roughly how big the job is

Trinity: your questions answered

I’m in a tenement in Trinity. Could worn sealant affect the flat downstairs?

It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.

Do you work for landlords with property near Edinburgh Waverley station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

When something else is needed

We will not take on work that won’t last, so these are the limits:

  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A cracked shower tray or bath (that needs repair or replacement)

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Wet rooms
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks

Bathroom resealing around Trinity

Trinity is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below.

For landlords with property near Edinburgh Waverley station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Trinity Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Newhaven Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Move toiletries away from the joint
  • Dry worktop joints after washing up
  • Wait for the cure time we give you
  • Open a window or run the fan so the room dries

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
