Trinity Fire Rated Sealant
Intumescent and fire-rated sealant around gaps, frames and service penetrations for Trinity, backed by a one-year guarantee. Call for a quick quote.
- Unsealed gaps around fire door frames
- Standard silicone or caulk in a fire-stopping gap
- Open joints along the top of partitions
Aftercare tips
After the cure time, these simple habits help:
- Report cracked or damaged seals as soon as you notice them
- Photograph sealed gaps before they’re covered up
- Store the list of sealed gaps with your building paperwork
- Do not paint over fire sealant until it has cured
Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and get them seen to.
Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.
Fire rated sealant in Trinity, done properly
Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. If you’re dealing with linear gaps at the head of walls and fire stopping disturbed by later work, we can put it right.
In Scotland’s cities, hotels and student accommodation need sealant work done without emptying the building, so work in Trinity can be planned room by room, and out of hours where needed.
You get a one-year guarantee, the same in Trinity as everywhere else we work.

What we can’t put right
We’d rather tell you now than do work that will not last, so these are the limits:
- Big openings where sealant alone is not the tested solution
- Deciding what fire stopping a building needs
- Walls or floors that weren’t built to resist fire
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What the job involves on each surface
Plasterboard walls
We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.
Linear gaps
A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both from the manufacturer’s details.
Fire rated sealant in Trinity: local notes
If you run a hotel, guest house or holiday let in a coastal place like Trinity, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. There are hotels and other places to stay in and around Trinity. Hotel work can be planned room by room, with out-of-hours working where needed.
Rented homes near Edinburgh Waverley station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product. If you look after a church, hall or community building such as Newhaven Parish Church, gaps around pipes and cables are worth checking after any building work there.

What we are called out for in Trinity
Gaps around door frames are easily missed. The architrave hides the gap between frame and wall, so it’s easy to leave unsealed when doors are changed.
People usually contact us when they notice something like this:
- Open holes round services passing through fire walls
- Gaps filled with a product that isn’t fire-rated
- New service routes left unsealed after building work
- Open joints along the top of partitions
Schools such as Trinity Academy are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices.

What we do, step by step
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes from a few hours to a few days, depending on the number of gaps and the access. For a tenement in Trinity, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- We record the locations and products used for your records.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Move anything stored near the joints
- Where the joints are inside, avoid wetting them before we arrive

Advice
What happens if it’s left?
For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We will say so if a gap needs something other than sealant. Scottish rain finds any gap around a frame or wall joint, and in Trinity, damp can spread through stone and plaster before anyone sees it.
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.
