How we handle window mastic in Trinity

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we’ll say so. Common call-outs are for leaking joints at the ends of sills and rushed sealant from a window installation, on composite doors, aluminium frames and uPVC windows.

Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. Whether you’re in a tenement flat or a house in Trinity, the joint between frame and wall is what keeps the weather out.

Every job is covered by a one-year guarantee, wherever you are in Edinburgh.

Windows and doors in Trinity

Trinity is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Caroline Park (about 1.5 miles west) nearby, there’s older building stock in the area around Trinity as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Homes close to Newhaven Parish Church include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in. Schools such as Trinity Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Edinburgh Waverley station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Common questions in Trinity

I let a flat near Edinburgh Waverley station. Can you help?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

How do repairs to the shared parts of a tenement in Trinity get organised?

Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Where do you work from?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

How long will my window job take?

The work takes a few hours for a few frames, or a day or more for a whole house. Access and how stubborn the old mastic is affect the time most.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee, and we are ARBOMaster approved applicators.

Can new window sealant be painted?

It depends on the sealant. Silicone isn’t paintable, but some hybrid sealants are. Mention any painting plans before work begins.

What we can’t put right

In fairness, some problems need a different trade:

  • Broken hinges, locks or handles
  • A door that needs adjusting, rehanging or new seals
  • Damp problems in the wall away from the window

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Where we work in Trinity

  • uPVC windows
  • Aluminium frames
  • Composite doors
  • Window sills
  • Timber windows & doors
  • Patio & French doors

Leave it or put it right?

The work is quick compared with the damage it prevents: it takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. Scottish rain finds any gap around a frame or wall joint, and in Trinity, damp can spread through stone and plaster before anyone sees it.

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

How the job changes by surface

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

Composite doors

An exposed front door gets wind-driven rain. We pay most attention there.

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a few frames, or a day or more for a whole house. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Trinity, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Landlords, agents and businesses in Trinity

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

What affects the cost of window mastic

Your quote is based on your job. We look at:

  • Any working-time requirements on site
  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • A few pictures by email, if you can
  • How we’d reach the joints
  • Roughly how big the job is
  • The type of property

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
