Window mastic in Goldenacre

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Common call-outs are for gaps left after new windows were fitted and draughts coming in around windows and doors, across window sills, aluminium frames and patio & French doors.

In a Scottish city, many flats have windows two, three or four floors up, where failing mastic is easy to miss. For a flat in Goldenacre, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What we can’t put right

We will always be straight with you, so here’s what new sealant will not do:

  • Condensation trapped between the panes
  • Damp problems in the wall away from the window
  • Rotten timber, which needs a joiner first

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Composite doors
  • Patio & French doors
  • Aluminium frames
  • Timber windows & doors
  • uPVC windows
  • Window sills

How the job changes by surface

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.

Window sills

Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.

What affects the cost of window mastic

You’ll get a clear quote before any work starts. It takes into account:

  • Any mould that needs treating
  • The old material and how stubborn it is
  • When we can work, for business premises
  • How easy the joints are to reach

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

What to tell us for a quote

To make quoting easier, please include:

  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel

Need a quote? Please email us at info@mrmastic.co.uk with a few details. We’ll explain what we’d do and send you a clear quote before work begins.

Do you need window mastic in Goldenacre?

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid cannot stretch. That is what backing rod is for.

People usually contact us after spotting one of these:

  • Sealant in the wrong colour for the frame
  • Cracked internal joints between frame and plaster
  • Damp patches on the reveal after heavy rain
  • Mastic that’s falling out in pieces

Homes close to St Serf's Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions to ask before you book

  • What preparation is included
  • Which colour the sealant will be

Choosing a sealant specialist

Leave it or put it right?

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. For landlords in Goldenacre, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Why Goldenacre customers choose us

  • More than 20 years in sealant work
  • A choice of colours where the product allows
  • Every job guaranteed for a year
  • ARBOMaster approved applicator

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

The process

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a few hours for a handful of frames, longer for a whole house for a typical job. In a city area like Goldenacre, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit

Window mastic in Goldenacre: local notes

Goldenacre is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. For listed homes and conservation areas, check with the council before changing how windows or walls look.

Rented homes near Edinburgh Waverley station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. If you look after a building such as Trinity Academy, larger buildings have plenty of frames, and the mastic around each one ages.

Goldenacre is about 1 mile north-west of Canonmills, in Edinburgh. Jobs in Goldenacre get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Our Edinburgh coverage runs to 175 places, and Goldenacre is one of them.

Every address in EH5, EH3 and EH6 is covered for window mastic, from the main roads to the quietest streets. Further out, we also cover Newington (3 miles south-east), Queensferry (7 miles west), Burgh Muir (3 miles south), South Portobello (4 miles south-east), The Grange (3 miles south) and Southhouse (5 miles south-east).

Questions from Goldenacre

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Does the coastal weather in Goldenacre affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

How much does window mastic cost in Goldenacre?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
