Sand mastic for Dalmeny homes and businesses

Sand mastic in Dalmeny, done properly

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. We are often asked to deal with gaps between timber frames and stone or brick and mastic round period door frames that has failed, across tenement windows, stone surrounds and period & listed homes.

Mastic can only go onto a dry joint, so outside work in Dalmeny depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Surface by surface

Stone surrounds

Old stone surrounds are often uneven, so the gap isn’t the same all the way round. We shape it by hand to follow the stone.

Tenement and terrace windows

Upper-floor windows need access planning. Tell us the height and we’ll confirm what’s needed.

Sand mastic in Dalmeny: local notes

Dalmeny is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you look after a building such as Queensferry High School, the mastic around its windows and doors needs looking after like any other building’s. Homes close to Dalmeny Kirk include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Dalmeny is about 1 mile east of Queensferry, in Edinburgh. Dalmeny gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Dalmeny is one of 175 places in Edinburgh we cover for sand mastic. We also work in Edinburgh, about 7 miles from Dalmeny.

Work in EH30 and EH7 is quoted and booked the same way as anywhere else. We cover properties on Main Street, Bankhead Road and Carlowrie Avenue. If you’re just outside Dalmeny, we cover Queensferry (1 mile west), Lennie (2 miles south-east), Cammo (3 miles south-east), Braepark (3 miles south-east) and Barnton (3 miles south-east). We also work in nearby towns such as Edinburgh (7 miles south-east), Leith (8 miles east), Bonnington (7 miles east), Greenside (7 miles east), Broughton (7 miles east) and Bellevue (7 miles east).

Your questions about sand mastic in Dalmeny

Do you cover smaller places like Dalmeny?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Dalmeny station?

Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Can I choose the sealant colour?

Yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

What does sand mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Is the work guaranteed?

Our 12-month guarantee applies to all our work.

Why deal with it now?

Not every filler suits an old window surround. Sand mastic matches what was there and that can be important for listed homes. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What you get with us

  • Arbo and Everbuild products
  • We never seal over old sealant
  • Anti-fungal sanitary silicone in wet areas
  • Every job guaranteed for a year

What affects the cost of sand mastic

The quote reflects the job in front of us. We look at:

  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • Any working-time requirements on site

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • A few photos by email, if you can
  • If someone has resealed it before
  • Whether it’s a home or a business
  • How we’d reach the joints

For sand mastic in Dalmeny, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before we start.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Do you need sand mastic in Dalmeny?

Timber frames move with the seasons. That movement opens up the mastic joint over time.

The most common problems we see are:

  • Mastic dropping out of the joint
  • Draughty sash windows at the surround
  • Cement or filler used on old window joints that has cracked
  • Window mastic to renew ahead of painting

Letting a property close to Dalmeny station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Questions to ask before you book

  • How the colour is chosen
  • Whether they’re fully insured
  • What the quote includes, VAT included or not
  • What preparation is included

How to choose a mastic man

What happens on the day

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours per window, depending on the condition of the joints. Outdoor work around Dalmeny depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

How to prepare

  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit
  • Let us know about earlier repairs to the joints
