Sand mastic near Abercorn

Sand mastic in Abercorn, done properly

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditionally, sand mastic is left unpainted and we’ll advise if you are redecorating. Typical jobs include draughty sash windows at the surround and mastic worn away on windows facing the weather, across brick reveals, period & listed homes and stone surrounds.

In and around a place like Abercorn, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

Each job carries a 12-month guarantee, large or small.

Different surfaces, different methods

Period and listed homes

Many older homes were built with sand mastic round the windows. If your home is listed, ask your local planning authority about consent.

Timber door frames

Doors face weather and wear and the mastic can crack early. We rake it out and renew it.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Broken panes
  • Sash cords, weights and draught-proofing of the sashes
  • Masonry that needs repairing

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Sand mastic in Abercorn: local notes

Abercorn is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

For an older house near a landmark such as Abercorn Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to North Queensferry station? Then any sash windows need sound mastic to keep draughts and rain out.

What happens if it’s left?

New sash windows are a major, costly change and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. In a place like Abercorn, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

What affects the cost of sand mastic

For a quick quote, just ask. What matters most is:

  • Any mould that needs treating
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • The size of the job

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Roughly how big the job is
  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • The problem you’ve noticed

To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

Abercorn questions

I let a flat near North Queensferry station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Do you cover smaller places like Abercorn?

Yes. Abercorn is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you replace silicone on a period window with sand mastic?

Yes, it’s a common request. All the old silicone is removed first so the mastic beds in well.

Is it OK to seal over old sealant?

No, because it fails. The old sealant always comes out first.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.

Is consent needed for window work on a listed home?

Checking first is sensible. Your local planning authority can say if consent is needed for listed or conservation-area properties.

Do you offer different sealant colours?

In most cases you can choose. We’ll tell you which colours the right product comes in.

Which is right for my windows, sand mastic or modern sealant?

Sand mastic generally suits period timber windows best. On modern frames, we’d normally use a flexible sealant, and we will explain why.

What we do, step by step

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a single window, longer for several. Outdoor work around Abercorn depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

How to prepare

  • Clear items away from the joints we’re working on
  • Mention any sign-in or site rules at work premises
  • Let us know about stairs, lifts or work at height

What we’re called out for in Abercorn

Timber frames move with the seasons. That movement opens up the mastic joint little by little.

It’s worth asking for a quote if you see:

  • Mastic worn away on windows facing the weather
  • Patchy fillers round a sash window
  • Wind and rain getting in round a sash window
  • Crumbling sand mastic round a window

If you look after a building such as Winchburgh Academy, larger buildings have plenty of frames, and the mastic around each one ages.

  • What the quote includes, VAT included or not
  • How the surfaces are prepared before sealing
  • How the colour is chosen

How to choose a mastic man

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
