Woodend questions

Does living near the coast affect sand mastic in Woodend?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Can you help a landlord with a rental near Dalmeny station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do the sealants smell?

Some sealants have a smell while they cure. Opening a window helps.

Is sand mastic better than silicone for my windows?

That depends on your windows. On many period windows, sand mastic looks right and suits the building, while modern frames normally get a flexible sealant.

Do you work in Woodend?

Yes. We work in Woodend and the rest of West Lothian, as part of our work across South East England, London and Scotland. For a quote, drop us a line at info@mrmastic.co.uk.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can sand mastic be painted?

Sand mastic is normally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.

Sand mastic for homes and businesses in Woodend

Sand mastic skins over fairly quickly but full hardening takes longer. Traditionally, sand mastic is left unpainted, so ask us before you decorate. We work on stone surrounds, brick reveals and timber door frames, and the jobs we see most are cement or filler used on old window joints that has cracked and mastic worn away on windows facing the weather.

In and around a place like Woodend, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Landlord and commercial work in Woodend

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

Landlords and letting agents in Woodend can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Honest limits

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • Sash cords, weights and draught-proofing of the sashes
  • Timber that has rotted
  • Crumbling stone or brickwork round the window

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Where we work in Woodend

  • Stone surrounds
  • Brick reveals
  • Tenement windows
  • Timber door frames
  • Sash and case windows
  • Period & listed homes

Why deal with it now?

Not every filler suits an old window surround. Sand mastic is the like-for-like choice and that can be important for listed homes. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Why book with us

The process

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes anything from a few hours to a full day, depending on how many windows for a typical job. Outside jobs in Woodend need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Let us know about earlier repairs to the joints
  • For business premises, tell us about site rules or sign-in

How to get a quote

Advice

Different surfaces, different methods

Tenement and terrace windows

Where a building is shared, window work may involve neighbours, so check who is responsible first.

Sash and case windows

The mastic round a sash window is on show, so a neat, even finish matters.

Frames and glazing around Woodend

Woodend is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you let a flat or house near Dalmeny station, older sash windows in a rental need their mastic kept sound to keep the weather out. For site and facilities teams at buildings such as Winchburgh Academy, its window and door frames need their mastic kept sound, just like a home’s.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Sort the mastic before the decorators arrive
  • Do not paint over the new mastic
  • Check with your local planning authority if your home is listed
  • Check the mastic when you check the paintwork

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens as more mastic falls out.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
