About our new build mastic in Abercorn

A new build should have a neat, sound bead at every joint. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. If you have frame joints opening as the plaster dries and cracked caulk along new skirting, we can help, on show homes, plot handovers and kitchens alike.

Work in a place like Abercorn is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

Your job is guaranteed for a year, as with all our work.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the number of plots in most cases. Outdoor work around Abercorn depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Finally, each room is checked and you’re given the cure time.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks

Signs you need new build mastic in Abercorn

A new house holds a lot of water from the build, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart, and sealant that can’t keep up splits.

Keep an eye out for these signs:

  • Gaps between new skirting and floors
  • Internal frame sealant that has split
  • Sealant work across a run of new homes
  • Smeared, uneven beads picked up at snagging

For new homes near North Queensferry station, it’s worth checking the sealant early, while snags are still fresh.

New build mastic in Abercorn: local notes

Abercorn is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Around Abercorn, as everywhere, new build mastic is only as good as the preparation behind it.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Ventilate bathrooms well, especially in the first year
  • Record problems with dated photos
  • Don’t wait for the house to settle if water is getting through
  • Keep water off fresh sealant until it has cured

Watch the joints as the house settles. Hairline gaps can open as timber and plaster dry and can be resealed later.

Don’t let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you, so raise it early.

Different surfaces, different methods

Kitchens

Sink joints are wet all the time. We use a sealant suited to kitchens.

Show homes

Show homes need sealant that looks right from day one. We lay neat, even beads in colours to suit the finishes.

What we can’t put right

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Plumbing faults behind the sealant
  • A tray or bath that isn’t properly supported, until it’s fixed
  • Broken tiles or a split tray

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What affects the cost of new build mastic

Your quote is based on your job. We look at:

  • Access and height
  • Which sealant suits the joint
  • Whether there’s mould to deal with
  • The number of rooms or windows

What you pay reflects the work, not guesswork. That is why we ask a few questions first.

Asking for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • The problem you’ve noticed
  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • If it’s domestic, commercial or a hotel

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
