Regrouting near Abercorn

How it works

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work starts. Most jobs take anything from a few hours to a full day, depending on the area. Outdoor work around Abercorn depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start by checking the tiles for any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. We vacuum the joints and clean out the dust.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

Preparing for the visit

  • Clear the area around the work
  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before

Advice

Regrouting in Abercorn, done properly

We regroute showers, bathroom walls and floors, splashbacks and wet rooms. It can be a full room, or just the area that has failed. Whatever the size, the method stays the same. We work on bathroom floors, bathroom wall tiles and tiled floors, and the jobs we see most are grout that’s cracking and breaking up and grout washed out of a shower.

Bathrooms in smaller places like Abercorn work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Each job carries a 12-month guarantee, whatever its size.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Run the extractor fan during and after a shower
  • Use gentle cleaners on grout
  • Wipe or squeegee the shower walls
  • Have loose tiles looked at early

If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and open a path for water.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

What happens if it’s left?

If tiles are loose, regrouting alone isn’t the answer. We’ll tell you before work begins so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. In a place like Abercorn, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.

Why us?

  • Experience in homes, commercial sites and hotels
  • Anti-fungal sanitary silicone in wet areas
  • We leave the area clean and tidy
  • Quality sealants from Arbo and Everbuild

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

What sealant work can’t fix

It helps to know what we cannot do too:

  • Failed tanking or waterproofing under the tiles
  • Loose tiles, which need refixing first
  • A structure that flexes behind the tiles

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What affects the quote in Abercorn

We quote each job individually. This is what makes a difference:

  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • Access and height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What we need to know

You don’t need to know the technical terms. Just tell us:

  • The rough size of the job
  • Any access issues, like height or stairs
  • The problem you’ve noticed
  • Photos by email, if that is easy

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and give you a clear quote.

Can you do regrouting in Abercorn?

Yes, Abercorn is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

Is resealing included with regrouting?

In most cases, yes. The corners and edges should be silicone and doing both at once leaves everything sound.

How soon can the shower be used after regrouting?

The wait depends on the materials and how warm the room is. We will give you a time to follow at the end of the visit.

Surface by surface

Shower walls

Shower walls get wet every day, so its grout takes the most punishment. It’s often the first place grout washes out.

Wet rooms

Wet room grout and sealant need to be in good order. We renew both.

Abercorn homes and their sealant

Abercorn is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Schools such as Winchburgh Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Abercorn Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near North Queensferry station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Abercorn is about 3 miles west of Queensferry, in Edinburgh. Whether you’re in the middle of Abercorn or further out, regrouting is available for homes and businesses alike. Our Edinburgh coverage runs to 175 places, Abercorn among them. Edinburgh is on our list too, around 11 miles away.
