Regrouting in Woodend, done properly

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. Common call-outs are for grout in a colour the owner wants to change and grout that stays dark however much it’s cleaned, on shower walls, bathroom wall tiles and wet rooms.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Every job comes with our 12-month guarantee, wherever you are in West Lothian.

When it is not the sealant

In fairness, some problems need a different trade:

  • Tiles that are chipped or split
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Movement in a stud wall or floor

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Tiled floors
  • Bathroom wall tiles
  • Shower walls
  • Kitchen splashbacks
  • Wet rooms
  • Bathroom floors

Different surfaces, different methods

Corners and edges

We reseal edges at the same time as regrouting, so everything is renewed at once.

Bathroom wall tiles

Splash areas around basins and baths stain first. We can do part of a wall or all of it.

How to look after the new joints

To keep the joints looking good and working properly:

  • Look at the sealant in the corners now and then
  • Run the extractor fan during and after a shower
  • Don’t ignore a tile that feels loose
  • Use gentle cleaners on grout

Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time, long before the grout does.

Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.

FAQs for Woodend

Do you work for landlords with property near Dalmeny station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Can you do regrouting in Woodend?

Yes, Woodend is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Can you regrout just the shower?

Yes, we often do. Shower grout tends to go before the rest, so it’s often the only area that needs doing.

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

How long does regrouting take?

A typical job takes anything from a few hours to a full day, depending on the area, including the preparation. Your quote will say how long we expect yours to take.

Do you guarantee regrouting?

You get our 12-month guarantee on every job, and we’re fully insured.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Woodend.

Why deal with it now?

Patching a few joints can look like a quick win, but the patches often don’t match and the old grout carries on failing. Regrouting the whole area gives an even, lasting finish. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

Why us?

  • Homes, businesses and hotels
  • We leave the area clean and tidy
  • Quality sealants from Arbo and Everbuild
  • Sanitary silicone with an anti-fungal additive in wet areas

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

The process

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours, or longer for a fully tiled room. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any water getting in

Advice

Woodend homes and their sealant

Woodend is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Managing a site like Winchburgh Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Dalmeny station? Then a regrout while the flat is empty is quicker than working around a tenant.
