About our remedial sealant in Woodend
Movement and expansion joints fail when the sealant cannot stretch. We cut out the failed sealant and set the depth with backing, then a flexible sealant matched to the movement goes in. If you have decorators’ caulk around a bath or shower and a second bead peeling off the first, we can put it right.
In and around a place like Woodend, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
Whatever the size of the job, it’s backed by our one-year guarantee in Woodend and across West Lothian.

The process
We bring everything the job needs with us. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. Around Woodend, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky
- For indoor joints, keep the area dry beforehand if you can

Your questions about remedial sealant in Woodend
Do you cover smaller places like Woodend?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Dalmeny station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Can you match the sealant colour?
We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What if resealing will not fix my leak?
You’ll hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, so we will not pretend it will.
Aftercare tips
Looking after new joints is easy:
- Get the cause of a repeat leak found before resealing
- Keep bleach and abrasives off the bead
- Run the fan after every shower
- Never seal over old silicone
If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.
Surface by surface
Mouldy bath & shower sealant
Mould often spreads under the bead as well as through it. Once it’s all removed, the joint is treated so the new sealant starts clean.
Worktops & kitchens
Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal colour-matched to the worktop.
What happens if it’s left?
Ripping out a bathroom is not normally needed. If the bath, tray and tiles are sound, remedial resealing usually puts it right. Where something else has failed, you’ll hear it from us. In an older home around Woodend, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Woodend homes and their sealant
Woodend is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Schools such as Winchburgh Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Signs you need remedial sealant in Woodend
Water from somewhere else can ruin a good seal. A slow leak behind the tiles soaks the joint from the back, so the silicone goes mouldy or lets go.
Signs it’s time to call us include:
- Products that weren’t meant for the joint
- Smears and lumps from a botched reseal
- Mould trapped under a layer of silicone
- Gaps opening along the back of the worktop
Letting a property close to Dalmeny station? Then botched sealant from a previous quick fix is easier to strip out between tenants.
