Regrouting in Newton, West Lothian
Regrouting in Newton from a team with over 20 years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Good tiles let down by tired grout
- Greasy, stained grout behind the hob
- Cracked grout along the bath or tray
How the visit works
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours, or longer for a fully tiled room, including the tidy-up. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- The joints are vacuumed and cleaned.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- Corners and edges are resealed with flexible silicone, not grout.
How to prepare
- Let us know about earlier repairs to the joints
- Plan for the work area to be out of bounds to pets and children
- Let us know about stairs, lifts or work at height
How to get a quote
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, drop us a line at info@mrmastic.co.uk.
Advice
Regrouting in Newton
Across Newton, we regrout tiled showers, bathrooms and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. If you have greasy, stained grout behind the hob and discoloured grout on otherwise sound tiles, we can put it right, whatever the surface.
For a place like Newton, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Every job comes with our one-year guarantee, wherever you are in West Lothian.

Regrouting in Newton: local notes
Newton is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For site and facilities teams at buildings such as Winchburgh Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Dalmeny station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.
Newton is about 6 miles south of Dunfermline, in West Lothian. Wherever you are in the EH52 postcode area, we can carry out regrouting at your property. Across West Lothian, we cover 58 places, Newton among them. For nearby work, see our Edinburgh page, about 10 miles away.

What sealant work can’t fix
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Water coming from plumbing rather than grout
- A leaking wet room membrane
- Tiles that are chipped or split
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
Surfaces we seal
- Wet rooms
- Bathroom floors
- Bathroom wall tiles
- Kitchen splashbacks
- Tiled floors
- Shower walls
How the job changes by surface
Shower walls
A shower wall is soaked daily, so its grout takes the most punishment. It’s often the first place grout washes out.
Corners and edges
Internal corners move, so they get silicone, not grout.
Aftercare tips
Aftercare is simple:
- Get any tile that moves checked promptly
- Wipe water off the walls when you are done
- Keep harsh bleach and acid cleaners off the grout
- Use a soft brush rather than a wire one
A squeegee or cloth over the tiles after use keeps water off the grout. Run the extractor fan or open a window to help it dry out.
Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Your questions about regrouting in Newton
I let a flat near Dalmeny station. Can you help?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Do you cover smaller places like Newton?
Yes, Newton is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you change the grout colour?
Yes. It’s the ideal time to change it. Mention the colour you have in mind when you drop us a line at info@mrmastic.co.uk.
Should corners be grouted or sealed?
Silicone. Grout is for the joints between tiles, while corners and edges need a joint that can move.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
How long will you be here?
That depends on the amount of work, but as a guide it takes a few hours, or longer for a fully tiled room. We will tell you when we quote.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us.
How we quote for regrouting
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How easy the joints are to reach
- Whether there’s mould to deal with
- The number of rooms or windows
- Which sealant suits the joint
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
If you are in Newton and need regrouting, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.
What happens if it’s left?
Grout pens and paint-on colourants only cover the surface. They don’t fill cracks or stop water and stains often come back through. Raking out and regrouting replaces the grout itself. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.
