Why deal with it now?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What you get with us

  • A sealant colour to suit the surroundings
  • White, clear, grey or coloured to suit, where the product allows
  • Over 20 years’ experience
  • An ARBOMaster approved applicator

External mastic in Longniddry, done properly

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. If you are dealing with rain getting behind render or cladding at a joint and movement joints with cracked, split or missing sealant, we can put it right, on joints between brick and frames, render & cladding joints and façade panels alike.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Big or small, it’s backed by our one-year guarantee.

When something else is needed

Sealant is not the answer to every problem, and we will tell you before we start. Sealant will not put right:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Render that’s blown, hollow or coming away
  • Cutting new joints into brickwork, which is building work rather than sealant work

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Brickwork movement joints

What we do, step by step

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building in most cases. Somewhere like Longniddry may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Mention any parking rules near the property
  • Clear items away from the joints we’re working on

Longniddry questions

Do you work for landlords with property near Longniddry station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Do you cover smaller places like Longniddry?

Yes. Longniddry is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

How much does external mastic cost in Longniddry?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Do you have insurance?

Yes. We are fully insured.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

When will the joints need doing again?

There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Every job carries our 12-month guarantee.

Outside joints around Longniddry

Longniddry is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Longniddry station, outside joints that have cracked can let damp into a rental, so check them between lets.

Keeping the joints in good condition

Looking after new joints is easy:

  • Do not let climbing plants root in the sealant
  • Fix overflowing gutters above sealed joints
  • Check external joints each spring
  • Show decorators and builders where the movement joints are

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.

Signs you need external mastic in Longniddry

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and tears as soon as the joint widens.

The problems people usually mention when they call include:

  • Panel joints letting water in
  • Movement joints with cracked, split or missing sealant
  • Movement joints filled with mortar instead of sealant
  • Sealant pulling away from one side of the joint

Gosford House, about 1.8 miles north, is one of the historic houses in the wider area around Longniddry.

Questions to ask before you book

  • What guarantee comes with the work
  • Whether they seal over old material or remove it
  • What happens if the job turns out different
  • Which colour the sealant will be

Choosing a sealant specialist

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
