External mastic in Aberlady

External mastic in Aberlady, done properly

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing, and we don’t skip that step. If you have rigid filler in a joint that should flex and weathered mastic that no longer stretches, we can put it right, on copings & trims, joints between brick and frames and concrete & block alike.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

All of our work is guaranteed for twelve months.

Questions from Aberlady

Does living near the coast affect external mastic in Aberlady?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Will you come out to Aberlady?

Yes, Aberlady is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What colours does the sealant come in?

The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin.

Where do you work from?

We work from Crawley. We cover Aberlady and the rest of East Lothian.

Can you reach joints on upper floors?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we’ll confirm what’s needed.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces, primed where needed.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Are you insured?

Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.

What external mastic looks like in Aberlady

Aberlady is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. With historic houses such as Gosford House (about 1 mile south-west) nearby, there’s older building stock in the area around Aberlady as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Homes close to Aberlady Parish Church and Graveyard include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Aberlady is about 5 miles north-west of Haddington, in East Lothian. For landlords and businesses

For anyone letting property in or around Aberlady, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Never let anyone fill a movement joint with mortar
  • Fix overflowing gutters above sealed joints
  • Show decorators and builders where the movement joints are
  • Have failed joints looked at early

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Small splits are the time to act. At that stage it’s a simple cut out and reseal.

What affects the quote in Aberlady

For a quick quote, just ask. The main things that affect it are:

  • Whether there’s mould to deal with
  • The product the joint needs
  • The number and length of the joints
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Whether it’s a home or a business
  • The rough size of the job
  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Damp that is not coming from the joint
  • Adding movement joints to masonry that has none
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Render & cladding joints
  • Joints between brick and frames
  • Façade panels
  • Brickwork movement joints
  • Concrete & block
  • Copings & trims

Why act early in Aberlady

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What you get with us

Signs you need external mastic in Aberlady

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

It’s worth asking for a quote if you see:

  • Weathered mastic that no longer stretches
  • Water getting into walls through failed joints
  • Plants rooting in failed movement joints
  • Panel joints letting water in

If you let a flat or house near Longniddry station, outside joints that have cracked can let damp into a rental, so check them between lets.

Questions to ask before you book

  • Are they insured?
  • How the colour is chosen
  • What the cure time is
  • Whether VAT is included

Choosing a sealant specialist

The process

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Mention any parking rules near the property
  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive

How to get a quote

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.
