Bathrooms and kitchens in Preston

Preston is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Rented homes near East Linton station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How we handle bathroom resealing in Preston

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. If you have smears of silicone across the tiles and leaking joints on a shower screen, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

There’s a 12-month guarantee on every job.

Silicone being applied where a shower enclosure meets beige wall tiles

Do you need bathroom resealing in Preston?

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

These are the problems we’re asked about most:

  • Water getting behind the bath panel
  • A joint torn by a bath that flexes
  • Black spots spreading through the bead
  • Smears of silicone across the tiles

If you live in an older home near Prestonkirk Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • Is VAT in the price?
  • What happens if the job turns out different
  • How the joint is cleaned and prepared
  • Whether the sealant suits the joint

How to choose a mastic man

Can I do it myself?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes half a day or less for one room, longer when the kitchen is included. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about stairs, lifts or work at height
  • Mention any sign-in or site rules at work premises

Aftercare tips

Aftercare is simple:

  • Run the extractor fan during and after every shower
  • Keep bottles off the sealant line
  • Wait for the cure time we give you
  • Look for lifting corners and small gaps now and then

Give the silicone time to cure before it gets wet, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

Quotes for bathroom resealing in Preston

We do not publish a price list. The quote depends on:

  • Any mould that needs treating
  • Working hours on commercial sites
  • The number of rooms or windows
  • The old material and how stubborn it is

Combining jobs into one visit normally makes better use of the time than several visits. We will send you a clear quote for the lot.

Helping us quote

Before you ask for a quote, have a think about:

  • Roughly how big the job is
  • The type of property
  • How we’d reach the joints
  • Pictures of the joints, sent by email

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Why act early in Preston

Dealing with sealant early is a short job: it takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In an older home around Preston, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Preston: your questions answered

Is Preston within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work for landlords with property near East Linton station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

How long does the new silicone need before I use the shower?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Preston.

How long does it take to reseal a bath or shower?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
