Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

How we handle external mastic in Preston

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. Typical jobs include cracked joints where brick meets render or frames and failed sealant between panels on a façade, across concrete & block, copings & trims and brickwork movement joints.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Each job carries a 12-month guarantee, whatever its size.

Outside joints around Preston

Preston is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you let a flat or house near East Linton station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. If you live in an older home near Prestonkirk Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

The work is guaranteed for a year. Preston is one of 48 towns and villages in East Lothian where we work for external mastic. You can also see our page for Edinburgh, roughly 22 miles from Preston.

How the visit works

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Walk round the building once a year and look at the joints
  • Keep soil, plants and ivy away from the joints
  • Get split or bare joints resealed while the damage is small
  • Never let anyone fill a movement joint with mortar

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal.

What affects the quote in Preston

Jobs vary more than people expect. What affects the quote:

  • Any mould that needs treating
  • How easy the joints are to reach
  • How much there is to do
  • The type of sealant required

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

What to tell us when you ask for a quote:

  • Roughly how big the job is
  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Where the job is, and your postcode

Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we will come back to you with a quote.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Failed render or damaged cladding panels
  • Subsidence or other structural problems
  • Rising or penetrating damp from elsewhere in the wall

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Copings & trims
  • Render & cladding joints
  • Façade panels
  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints

Leave it or put it right?

Sealing over the top of old mastic doesn’t hold for long. The new layer cannot bond properly to old, weathered material, so we always take the old sealant out. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Preston questions

Does living near the coast affect external mastic in Preston?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Preston within the area you cover?

Yes, Preston is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

Do you work for letting agents?

Yes. We work in homes, commercial premises and hotels, and we are fully insured.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Is there a guarantee?

Yes, always. There’s a 12-month guarantee on every job, wherever you are.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

What is backing rod for?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.

How the job changes by surface

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Cladding and façade panels

If the façade has a specified sealant, that is what we use. Send us any details you have about the façade.
