Remedial sealant near Aberlady

How the visit works

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

Getting ready for the visit

  • Clear the area around the work
  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property

How we handle remedial sealant in Aberlady

A movement joint stops working when its sealant splits or sets hard. We cut out the failed sealant and set the depth with backing, then a flexible sealant matched to the movement goes in. Typical jobs include caulk or the wrong sealant used in a wet area and kitchen joints letting water behind the worktop, on expansion joints, botched or over-sealed joints and shrunken worktop sealant.

In and around a place like Aberlady, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All of our work is guaranteed for twelve months, in Aberlady and everywhere else we cover.

Honest limits

To be straight with you, some problems need a different trade:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Older mastics that may need an asbestos check before removal

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What we seal

  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints

Leave it or put it right?

A joint that has failed twice will fail again unless the cause is dealt with. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Aberlady homes and their sealant

Aberlady is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near Aberlady Parish Church and Graveyard, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Longniddry station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Aberlady is about 5 miles north-west of Haddington, in East Lothian. Our East Lothian coverage runs to 48 places, and Aberlady is one of them. Our Edinburgh page covers work nearby (14 miles or so).

  • The number of rooms or windows
  • The size of the job
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

What to tell us for a quote

FAQs for Aberlady

Is Aberlady within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Longniddry station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Can you reseal a split movement joint?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

How long will it take to strip and reseal the joint?

That depends on how many layers there are and how many joints. We’ll tell you before we start.

Someone sealed over the old bead. Can you fix it?

Yes. We cut out all the layers and clean off the film, before resealing with a single bead.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Use a soft cloth, not a scourer, on silicone
  • Don’t wait for a small gap to become a leak
  • Never seal over old silicone
  • Have loose fittings fixed before resealing

Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.

Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What the job involves on each surface

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so we spend extra time cleaning.

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. We remove it all and clean back to sound surfaces before backing and resealing.
