Bathroom Resealing in Cousland
We cover Cousland for bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Gaps between the worktop and the wall
- Smears of silicone across the tiles
- Two layers of silicone, both failing
How we handle bathroom resealing in Cousland
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Cousland. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on baths, sinks & splashbacks and wet rooms, and the jobs we see most are a messy, uneven bead from a previous reseal and damp behind the bath or under the tray.
A bathroom in a place like Cousland gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Whatever the size of the job, it’s backed by our one-year guarantee in Cousland and across Midlothian.

Landlords, agents and businesses in Cousland
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Surface by surface
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line does not stand out.
What we do, step by step
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It normally takes half a day or less for one room, longer when the kitchen is included. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Move anything stored near the joints
- Let us know about earlier repairs to the joints

Questions from Cousland
I let a flat near Wallyford station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Can you do bathroom resealing in Cousland?
Yes. Our work covers the whole of Scotland, and Cousland is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.
Where is Mr Mastic based?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
Can I choose the colour of the sealant?
You are not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Is it OK to put new sealant on top of the old bead?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Open a window or run the fan so the room dries
- Dry the bead with a towel now and then
- Look for lifting corners and small gaps now and then
- Avoid abrasive pads on the sealant
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
What bathroom resealing looks like in Cousland
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

When it isn’t the sealant
Sealant is not the answer to every problem, and we will tell you before we start. It will not solve:
- Cracks in the tray itself rather than the joint
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that is regrouting)
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Signs you need bathroom resealing in Cousland
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
It’s worth asking for a quote if you see:
- Black mould in the silicone that will not clean off
- A messy, uneven bead from a previous reseal
- Sealant that has split, shrunk or peeled away
- Damp behind the bath or under the tray
Letting a property close to Wallyford station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Before you book anyone
- How long to leave it before use
- What the quote includes, VAT included or not
- Whether they’re fully insured
- What guarantee comes with the work
Leave it or put it right?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.
