Bathroom resealing in Newton Village

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on kitchen worktops & upstands, wet rooms and sinks & splashbacks, and the jobs we see most are black mould in the silicone that won’t clean off and a reseal done over the top of the old bead.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

Whatever the size of the job, you get the same 12-month guarantee.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is in most cases. Outside jobs in Newton Village need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in

Quotes for bathroom resealing in Newton Village

For a quick quote, just ask. What matters most is:

  • Whether old sealant or filler has to be cut out

When to call us in Newton Village

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.

It’s worth asking for a quote if you see:

  • Gaps between the worktop and the wall
  • Cracked, shrunken or lifting silicone
  • A reseal done over the top of the old bead
  • A messy, uneven bead from a previous reseal

If you let a flat or house near Shawfair station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What to look for in a quote

  • What the quote includes, VAT included or not
  • What the cure time is
  • Whether the sealant suits the joint
  • Who turns up on the day

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Keep scourers and sharp tools away from the bead
  • Stick to a soft cloth and a mild cleaner
  • Check the joints every few months for splits or lifting
  • Don’t leave water standing on kitchen joints

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

What sealant work can’t fix

We won’t take on work that will not last, so these are the limits:

  • Tiles that have come away from the wall
  • A tray that rocks until it’s re-bedded
  • A tray or bath that’s cracked through

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units

Bathrooms and kitchens in Newton Village

Newton Village is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

For an older house near a landmark such as Newton Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Dalkeith High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why deal with it now?

A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. Around Newton Village, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Yes. We are fully insured for domestic and commercial work.

Which products do you use?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Do the sealants smell?

Some sealants have a smell while they cure. Opening a window helps.
