Regrouting in Newton Village, done properly
Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks, or the other way round. Just mention the colour you’d like when you email us at info@mrmastic.co.uk. Typical jobs include grout that’s cracking and breaking up and grout that makes sound tiles look old, on tiled floors, shower walls and kitchen splashbacks.
A bathroom in a place like Newton Village gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Big or small, you get the same one-year guarantee in Newton Village and across Midlothian.

What sealant work can’t fix
In fairness, some problems need a different trade:
- A leaking wet room membrane
- A structure that flexes behind the tiles
- Water coming from plumbing rather than grout
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Kitchen splashbacks
- Wet rooms
- Tiled floors
- Shower walls
- Bathroom floors
- Bathroom wall tiles
Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Newton Village questions
Do you cover Newton Village for regrouting?
Yes, Newton Village is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Is Newton Village within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you have insurance?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
How long does regrouting take?
That depends on how much there is to do, but as a guide it takes a few hours, or longer for a fully tiled room. We will give you a better idea when we quote.
Can you change the grout colour?
It can. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Is it possible to regrout only the shower area?
Yes, we often do. Shower grout tends to go before the rest, so it’s often the only area that needs doing.
Regrouting in Newton Village: local notes
Newton Village is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Homes close to Newton Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Shawfair station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
Newton Village is about 2 miles north-west of Dalkeith, in Midlothian. Jobs in Newton Village get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Newton Village is one of 33 places in Midlothian where we work.

What’s near Newton Village
Locally, jobs take us to homes and businesses close to Drum Park, among other places. There’s a railway station in Newton Village itself: Shawfair station. A little further out are Royal Infirmary of Edinburgh (1.8 miles west) and Dalkeith Palace (1.4 miles south-east). Green spaces nearby include Nether Hill and Duddingston Loch.
Why act early in Newton Village
Regrouting won’t help where tiles have come away. We will tell you before any work starts so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. Around Newton Village, water from a failed joint in an older stone home can soak into timber and plaster.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

How the visit works
We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours, or longer for a fully tiled room. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
How to prepare
- For business premises, tell us about site rules or sign-in
- Mention any parking rules near the property
- Tell us about any previous sealing or DIY attempts
How to get a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job.

Signs you need regrouting in Newton Village
Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it with repeated use, leaving the joints sunken and rough.
Keep an eye out for any of the following:
- Old grout in a dated colour
- Grout that’s cracking and breaking up
- Grout that makes sound tiles look old
- Grout in corners that has cracked
If you look after a building such as Dalkeith High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
What to look for in a quote
- What insurance they hold
- What the quote includes, VAT included or not
- Whether all the old sealant comes out first
- What happens if they find a problem under the old sealant
Looking after it afterwards
So the new joints stay in good condition:
- Clean grout with a mild bathroom cleaner
- Rinse soap off the tiles after each shower
- Use a squeegee on the tiles after showering
- Use a soft brush rather than a wire one
Have any tile that moves checked straight away. A loose tile cracks the grout around it and open a path for water.
Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.
