About our remedial sealant in Dalkeith

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. We are often asked to deal with smears and lumps from a botched reseal and gaps opening along the back of the worktop, across expansion joints, failed movement joints and shrunken worktop sealant.

Homes in a town like Dalkeith range from flats in older buildings to family houses on newer estates. In every one, the usual problems are mould in the bead, gaps where things have moved and tired grout.

We stand behind the work with a one-year guarantee.

When something else is needed

In fairness, some problems need a different trade:

  • Cracks in the fitting rather than the joint
  • Movement from fittings that are not supported
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant

Surface by surface

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out.

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, tray edges and screen profiles included.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. For a job in Dalkeith, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you are told about anything else we found.

Preparing for the visit

  • Mention if the joints have been sealed before
  • For business premises, tell us about site rules or sign-in
  • Let us know about parking restrictions

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Leave it or put it right?

Ripping out a bathroom is not normally needed. If the bath, tray and tiles are sound, remedial resealing generally puts it right. Where something else has failed, you’ll hear it from us. If you live in a flat in Dalkeith, failed sealant can send water to the neighbours below, and that’s much harder to put right.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Common questions in Dalkeith

What guarantee comes with remedial sealant in Dalkeith?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Is Dalkeith in your area for remedial sealant?

Yes, Dalkeith is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Where is Mr Mastic based?

We work from Crawley. We cover Dalkeith and the rest of Midlothian, along with the rest of our area.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. Repeat leaks generally come from over-sealing, movement or water getting in elsewhere, so we find that first.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you when we finish.

What should I tell you?

A short description and the location, plus photos if you have them. If we need more, we will ask.

Do you need remedial sealant in Dalkeith?

Movement tears sealant that isn’t designed for it. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.

Signs it’s time to call us include:

  • Black mould underneath the bead
  • Sealant that came away because the surface wasn’t prepared
  • Decorators’ caulk around a bath or shower
  • Kitchen joints letting water behind the worktop

In the older streets around East Kirk, older homes can move a little, which is hard on rigid grout and tired sealant.

Bathrooms and kitchens in Dalkeith

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you let a flat or house near Eskbank station, a joint that keeps failing is best fixed properly while the property is empty. Schools such as Dalkeith High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
