Remedial sealant in D'Arcy

Water on the floor does not always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that is what we find, we will tell you rather than reseal something that will not fix it. We work on leaking tray & enclosure joints, failed movement joints and mouldy bath & shower sealant, and the jobs we see most are caulk or the wrong sealant used in a wet area and smears and lumps from a botched reseal.

For a place like D'Arcy, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

What we’re called out for in D'Arcy

One of the commonest remedial jobs is sealant on top of sealant. New silicone cannot stick to the old bead, so the top layer lifts and water and mould collect between the two.

These are the problems we are asked about most:

  • Movement joints that have split or pulled away
  • Thick, messy sealant smeared over tiles
  • Kitchen joints letting water behind the worktop
  • Black mould underneath the bead

For landlords with property near Newtongrange station, botched sealant from a previous quick fix is easier to strip out between tenants.

What affects the quote in D'Arcy

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Whether old sealant or filler has to be cut out
  • Whether the work is at height
  • Which sealant suits the joint
  • When we can work, for business premises

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

Before you ask for a quote, have a think about:

  • A few pictures by email, if you can
  • Where the property is
  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work

Remedial sealant in D'Arcy: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Schools such as Newbattle Community High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What we do, step by step

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Around D'Arcy, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Let us know about parking restrictions
  • Mention any tricky access
  • Clear items away from the joints we are working on

What we can’t put right

To be straight with you, there are a few things sealant will not fix:

  • A tray or worktop that needs refixing first
  • Cracks in the fitting rather than the joint
  • Tiles that have come away from the wall

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Shrunken worktop sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Expansion joints
  • Mouldy bath & shower sealant

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Do not wait for a small gap to become a leak
  • Have loose fittings fixed before resealing
  • Check ceilings under showers for marks
  • Use a soft cloth, not a scourer, on silicone

Do not let anyone seal over it later. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

D'Arcy questions

Do you cover D'Arcy for remedial sealant?

Yes, D'Arcy is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Newtongrange station?

Yes. We work for landlords and letting agents as well as householders. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

Can you remove old sealant without damaging the bath?

Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.

Can you take off two layers of silicone?

Yes. We remove every layer; new silicone does not bond to old silicone, which is why over-sealing fails.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

How the job changes by surface

Movement & expansion joints

Bonding on three sides is a common reason movement joints tear. Backing stops that, letting the sealant flex between the two faces.

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so we spend extra time cleaning.
