External mastic in D'Arcy, done properly
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. We work on concrete & block, joints between brick and frames and façade panels, and common reasons people get in touch are damp patches traced to an open external joint and gaps where render, brick and frames meet.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
There’s a 12-month guarantee on every job, whatever its size.

How long will you be here?

Where is Mr Mastic based?
Our base is Crawley. Our area covers South East England, London and Scotland.
Why is there a gap in my brick wall?
A vertical gap in a long brick wall is normally a movement joint. It gives the wall room to move, and it should be sealed with a flexible sealant.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Do you work for letting agents?
Yes, often. We can quote for several properties at once.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
How the job changes by surface
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.
What external mastic looks like in D'Arcy
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Historic houses like Melville Castle (about 3.4 miles north-west) are a reminder that the area around D'Arcy has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.
Managing a site like Newbattle Community High School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Historic houses such as Melville Castle, about 3.4 miles north-west, show how far back building around D'Arcy goes, and older homes nearby need a sealant that suits their walls.

When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Loose or hollow render, which needs re-rendering
- Rising or penetrating damp from elsewhere in the wall
- Cracks in the bricks or render themselves, away from the joints
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

What happens on the day
The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we tell you how long to leave it before we go. For a place like D'Arcy, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Let us know if you’ve seen damp or leaks
- On commercial sites, let us know about site rules

Leave it or put it right?
Sealing over the top of old mastic doesn’t hold for long. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Around D'Arcy, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we’re called out for in D'Arcy
Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.
Signs it’s time to call us include:
- Movement joints with cracked, split or missing sealant
- Rigid filler in a joint that should flex
- Rain getting behind render or cladding at a joint
- Failed seals between different materials
Rented homes near Newtongrange station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.
Before booking anyone
- Whether you can choose the colour
- What happens if they find a problem under the old sealant
- What the cure time is
- Whether all the old sealant comes out first
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Check external joints each spring
- Keep movement joints as flexible joints, not mortar
- Get split or bare joints resealed while the damage is small
- Keep water from gutters off the wall
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.
