External Mastic in Easthouses

Our applicators work in Easthouses on sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.

  • Plants rooting in failed movement joints
  • Failed seals between different materials
  • Movement joints filled with mortar instead of sealant

Trusted external mastic in Easthouses

External mastic in Easthouses, done properly

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. We pick a colour that sits well with the wall so the line blends in. If you’re dealing with old sealant gone brittle and cracked and movement joints filled with mortar instead of sealant, we can help.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Your questions about external mastic in Easthouses

Is Easthouses within the area you cover?

Yes. Easthouses is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Newtongrange station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Do you take out the old sealant first?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Is the work guaranteed?

Yes, always. There’s a 12-month guarantee on every job.

Where is Mr Mastic based?

We work from Crawley. We cover Easthouses and the rest of Midlothian.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme.

How much does external mastic cost in Easthouses?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

Leave it or put it right?

A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Combining jobs into one visit is usually more efficient than separate visits. We’ll send you a clear quote for the lot.

How we quote for external mastic

We do not publish a price list. The quote depends on:

  • The old material and how stubborn it is
  • Whether the work is at height
  • The number and length of the joints
  • How many areas need sealing

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Pictures of the joints, sent by email
  • The rough size of the job
  • Whether it’s a home or a business
  • If someone has resealed it before

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved.

Honest limits

A few problems are outside what sealant work can do:

  • Structural movement, which needs a surveyor or engineer
  • Cracks in the bricks or render themselves, away from the joints
  • Walls that need new movement joints cut into them

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Joints between brick and frames
  • Copings & trims
  • Façade panels
  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block

How it works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about earlier repairs to the joints
  • Clear the area around the work

Ask for a quote

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.

Looking after it afterwards

Aftercare is simple:

  • Deal with leaking gutters that soak the joints below
  • Look over the joints every year, ideally after winter
  • Check the sealant is paintable before painting near it
  • Keep high-pressure jets off the joints

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Easthouses buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Historic houses such as Melville Castle, about 2.3 miles west, show how far back building around Easthouses goes. Schools such as Newbattle Community High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Do you need external mastic in Easthouses?

Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.

The problems people usually mention when they call include:

  • Failed sealant between panels on a façade
  • Gaps where render, brick and frames meet
  • Movement joints filled with mortar instead of sealant
  • Damp patches traced to an open external joint

Rented homes near Newtongrange station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

What your quote should include

  • What insurance they hold
  • Who does the work, and how experienced they are
  • Whether the sealant suits the joint
  • How long the guarantee is
