Need fire rated sealant in Bilston?

Bilston: your questions answered

Is Bilston within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Eskbank station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is there a guarantee?

Yes. There’s a 12-month guarantee on every job.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Are you fully insured?

Yes. Mr Mastic is fully insured.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you do fire sealant around door frames?

Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.

Is standard sealant good enough for a fire gap?

No. It looks sealed but will not perform as fire stopping. Use a product tested for that gap and service, or ask us to do it.

Fire rated sealant in Bilston

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. We work on door frames, linear gaps and service penetrations, and people most often call us about fire stopping disturbed by later work and gaps flagged on a fire risk assessment.

In a smaller place like Bilston, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

All of our work is guaranteed for twelve months.

What affects the cost of fire rated sealant

Call for a quick quote. The main things that affect it are:

  • Whether the work is at height
  • The amount of work
  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

When you contact us, these details help:

  • The problem you’ve noticed
  • How we’d reach the joints
  • The address or postcode of the job
  • Whether it has been sealed before

Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job, and pictures are welcome.

What the job involves on each surface

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall.

Service penetrations

New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in with backing where the detail needs it.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Fire rated sealant in Bilston: local notes

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

How it works

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes from a few hours to a few days, depending on the number of gaps and the access, including the tidy-up. Outside jobs in Bilston need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Sign-off of the building, which sits with building control or your assessor
  • Construction that does not provide fire resistance on its own
  • Fire risk assessments, which need a qualified assessor

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we are called out for in Bilston

Movement in the structure can open gaps too: cracked or debonded sealant leaves an open route through the wall. Knocks, maintenance and building work damage it further.

These are the problems we are asked about most:

  • Seals cut through by electricians, plumbers or data installers
  • Fire seals that have cracked with movement
  • Ordinary sealant used where a fire-rated product was needed
  • Door frames with gaps between frame and wall

For landlords with property near Eskbank station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Questions to ask before you book

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
