Commercial sealant in Roslin: local notes
Private landlords in Scotland must meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.
For landlords with property near Eskbank station, we can quote for one property or a whole portfolio of rentals. If you look after a building such as Lasswade High School Centre, busy washrooms and kitchens can be resealed in phases so they stay open.

What sealant work can’t fix
Before you book, it’s worth knowing the limits too:
- Damaged sanitaryware that needs replacing
- Assessing what fire stopping a building needs
- Water coming from plumbing rather than sealant
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Leave it or put it right?
Sealant work is quick by the room: it takes a few hours for a single washroom, longer for a whole building. After that, each area needs its cure time before use, so planning the order matters more than the hours on site. In an older home around Roslin, damp from a failed joint can get into timber and plaster.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

How we quote for commercial sealant
We quote each job individually. This is what makes a difference:
- The type of sealant required
- The old material and how stubborn it is
- Any mould that needs treating
- Any working-time requirements on site
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.
Helping us quote
When you call or email, it’s useful to know:
- If someone has resealed it before
- What’s wrong with the joints now
- Pictures of the joints, sent by email
- The address or postcode of the job
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.
Aftercare tips
After the cure time, these simple habits help:
- Include the silicone on your room checklists
- Log resealing so you know what’s due
- Don’t leave a failed joint until the next refurbishment
- Pass on the cure time to whoever cleans the rooms
Keep the extraction running and maintained. Where a room has no window, the fan is what dries it out, and that is what keeps mould away.
It’s easier to plan a programme than to react to failures. We can fit the work around bookings, shifts and opening hours, rather than closed at short notice.
Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.
Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
How it works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours per room, so whole buildings are phased from start to finish. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First we visit and agree the scope, the sequence and the working hours.
- Room by room, we protect the area and remove all the old sealant.
- We clean the joints, treat any mould and let them dry.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
- Each room is checked and handed back with its cure time.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- For business premises, tell us about site rules or sign-in
- Mention if the joints have been sealed before

Roslin questions
Can you do commercial sealant in Roslin?
Yes. We work across all of Scotland, and Roslin is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Do you work for landlords with property near Eskbank station?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Can you supply method statements and risk assessments?
Let us know which documents your site needs, such as method statements, risk assessments or insurance details, and we will confirm what we can supply with the quote.
Can you work around guests in a hotel?
Yes. Rooms are done a few at a time, so only a few are out of use at once. Each room comes back with its cure time for housekeeping.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
