Bathroom resealing in Alnwickhill

What we’re called out for in Alnwickhill

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant that has split, shrunk or peeled away
  • Splits where the tray meets the wall
  • Damp behind the bath or under the tray
  • Shrunken sealant along the back of a worktop

For landlords with property near Shawfair station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Before you book anyone

  • Which colour the sealant will be
  • How the surfaces are prepared before sealing
  • Whether all the old sealant comes out first
  • What happens if they find a problem under the old sealant

Our hiring checklist

How we handle bathroom resealing in Alnwickhill

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you have two layers of silicone, both failing and lumpy, uneven sealant from a DIY attempt, we can help, whatever the surface.

In Scotland’s cities, including the area around Alnwickhill, many older flats had their bathrooms added into small rooms later on. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Give the silicone its full cure time
  • Do not let bottles sit on the bead
  • Never pick at the silicone with a blade
  • Don’t leave water standing on kitchen joints

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something does not look right, just email us at info@mrmastic.co.uk.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

When something else is needed

In fairness, some problems need a different trade:

  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it is not properly supported
  • A leaking waste, trap or valve

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Wet rooms

What happens on the day

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Alnwickhill, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Clear the area around the work
  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

What affects the cost of bathroom resealing

The price is agreed before any work begins. It takes into account:

  • The type of sealant required
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • Access and height

What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Any previous sealing or DIY work
  • Whether it’s a home or a business
  • The address or postcode of the job
  • Access, such as stairs, a lift or height

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

What the job involves on each surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

What happens if it’s left?

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Alnwickhill, damp can travel a long way before it shows.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Failed sealant around a bath or shower is worth sorting between tenancies.

Schools such as Gracemount High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Alnwickhill questions

I let a flat near Shawfair station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Can a failed shower seal in a tenement flat in Alnwickhill leak into the flat below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Does the resealing come with a guarantee?

Yes. All our work comes with a 12-month guarantee, and we’re fully insured.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

What colours of sealant can you use?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Are you insured?

Yes. We are fully insured.
