Bathroom resealing in East Pilton

Bathroom resealing in East Pilton, done properly

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across East Pilton. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Common call-outs are for a joint torn by a bath that flexes and new sealant laid over old sealant that is now lifting, on wet rooms, basins & vanity units and sinks & splashbacks.

East Pilton is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, which is hard on sealant and grout.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Don’t let bottles sit on the bead
  • Keep an eye on the corners, where splits start
  • Open a window or run the fan so the room dries
  • Dry the bead with a towel now and then

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

East Pilton homes and their sealant

East Pilton is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Schools such as Broughton High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Haymarket station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

The process

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is, and the area is left clean. In a city area like East Pilton, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Advice

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Damage behind the tiles that needs a tiler
  • Cracked or missing grout between tiles (that is regrouting)
  • Movement from a bath with loose feet or no proper support

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Common questions in East Pilton

Do you work for hotels and guest houses in East Pilton?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can a failed shower seal in a tenement flat in East Pilton leak into the flat below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

Is it OK to put new sealant on top of the old bead?

No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

Do you come to East Pilton?

Yes, we do. East Pilton is part of the area we cover.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

When can I use the bath or shower again?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Quotes for bathroom resealing in East Pilton

We quote each job individually. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • The amount of work
  • Whether there’s mould to deal with

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Whether it has been sealed before
  • The problem you’ve noticed
  • Where the job is, and your postcode
  • How we’d reach the joints

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.

Why deal with it now?

Dealing with sealant early is a short job: it takes a morning or an afternoon for most single baths and showers. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In a tenement flat in East Pilton, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
