Balgreen Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for householders, landlords and businesses in Balgreen. Fully insured, ARBOMaster approved and guaranteed for a year.
- Mouldy sealant that has gone black
- Shrunken sealant along the back of a worktop
- Two layers of silicone, both failing
What happens if it’s left?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. Scottish rain finds any gap around a frame or wall joint, and in Balgreen, damp can spread through stone and plaster before anyone sees it.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

About our bathroom resealing in Balgreen
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for gaps where the bath or tray has moved and mouldy sealant that has gone black, on baths, shower trays & enclosures and basins & vanity units.
From stone-built tenements to new flats and suburban houses, Balgreen is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.
The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What the job involves on each surface
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
For landlords and businesses
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.
For anyone letting property in or around Balgreen, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.
What bathroom resealing looks like in Balgreen
Balgreen is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. There are hotels and other places to stay in and around Balgreen. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Homes close to Murrayfield Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Scotus Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Slateford station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How the visit works
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It generally takes a morning or an afternoon for most single baths and showers. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Balgreen, it helps to know the floor, the door entry arrangements and the nearest parking.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.

Balgreen questions
Can a failed shower seal in a tenement flat in Balgreen leak into the flat below?
It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.
Do you take on hotel work around Balgreen?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Do you guarantee your resealing?
Yes. We give a 12-month guarantee on every job, and we are ARBOMaster approved applicators.
What do you need from me for a quote?
Tell us what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.
Where do you work from?
Our base is Crawley. Our area covers South East England, London and Scotland.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.

What affects the cost of bathroom resealing
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The type of sealant required
- Access and height
- Whether old sealant or filler has to be cut out
- How many areas need sealing
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- The type of property
- Access, such as stairs, a lift or height
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
What we can’t put right
We will not take on work that will not last, so here’s what sealant cannot put right:
- A bath or tray that moves because it isn’t properly supported
- Loose or hollow tiles, or failed tanking behind them
- Cracks in the tray itself rather than the joint
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.
