Bathroom resealing in Craigcrook

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Craigcrook. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. If you are dealing with black mould in the silicone that won’t clean off and new sealant laid over old sealant that is now lifting, we can help, on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures alike.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in Craigcrook as anywhere in the city.

Your job is guaranteed for a year, as with all our work.

Common questions in Craigcrook

I’m in a tenement in Craigcrook. Could worn sealant affect the flat downstairs?

Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.

I let a flat near South Gyle station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Can I choose the colour of the sealant?

You’re not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can you quote for more than one area?

Of course. Doing several areas at once is generally more efficient.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

What we can’t put right

It helps to know what we cannot do:

  • Failed grout lines across the wall
  • Movement from a bath with loose feet or no proper support
  • A leaking waste, trap or valve

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

How we quote for bathroom resealing

The quote reflects the job in front of us. We take into account:

  • How many areas need sealing
  • Whether the work is at height
  • Any mould that needs treating
  • The type of sealant required

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.

Asking for a quote

To help us quote quickly, please include:

  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.

Bathroom resealing in Craigcrook: local notes

Craigcrook is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Rented homes near South Gyle station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like The Mary Erskine School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Craigcrook is about 2 miles west of West End, in Edinburgh. Whether you are in the middle of Craigcrook or further out, bathroom resealing is available for homes and businesses alike. Our Edinburgh coverage runs to 175 places, Craigcrook among them.

Work in EH4 and EH12 is quoted and booked the same way as anywhere else. That includes homes and businesses on Loch Road, March Road and Main Street. Leave it or put it right?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. Scottish rain finds any gap around a frame or wall joint, and in Craigcrook, damp can spread through stone and plaster before anyone sees it.

The cost depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before work begins.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How the visit works

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes around two hours for one bath or shower, longer for a whole bathroom for a typical job. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Craigcrook, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work
  • Tell us about any previous sealing or DIY attempts

Advice

How the job changes by surface

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

When to call us in Craigcrook

Silicone does not last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

The most common problems we see are:

  • Failed sealant on the screen profile
  • Splits where the tray meets the wall
  • A bead that has pulled away from the tiles
  • New sealant laid over old sealant that is now lifting

For an older house near a landmark such as St Columba's Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
