Why it’s worth doing now in Craigcrook

Sealant done properly at handover means fewer callbacks. Snagging visits for failed sealant cost time on every plot and most come down to preparation. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Craigcrook, damp can travel a long way before it shows.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

How we handle new build mastic in Craigcrook

A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. If you are dealing with messy sealant that spoils new finishes and shower seals failing in the first year or two, we can help, on show homes, skirting & floors and windows & doors alike.

In older Scottish city flats, floors are often timber over joists, with skirting joints that open and close with the seasons. In Craigcrook, a flexible sealant suits those joints better than filler.

We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

What happens on the day

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before work begins. The work usually takes a few hours in a single home. Inside a flat in Craigcrook, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you are given the cure time.

Preparing for the visit

  • Keep pets and children clear of the area while we work

What new build mastic looks like in Craigcrook

Craigcrook is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

For new homes near South Gyle station, it’s worth checking the sealant early, while snags are still fresh. Around Craigcrook, as everywhere, new build mastic is only as good as the preparation behind it.

Craigcrook questions

Is there a guarantee on new build mastic in Craigcrook?

All our work, in Craigcrook and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Can you do new build mastic in Craigcrook?

Yes. Our work covers the whole of Scotland, and Craigcrook is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can you do several jobs on one visit?

Yes. Just list everything you need.

Will you just run a new bead over the existing one?

No. We always remove the existing bead, the joint cleaned and primed where needed, and a new bead applied.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Can you do plot mastic on a new development?

Yes. We seal plots to the developer’s programme, room by room. Tell us the plots and the joints involved and we’ll quote.

Can you work from my snagging list?

Yes. Snagging lists are a common starting point for us. We will go through the sealant items and agree what we’ll do.

Who should fix failed sealant in a new build?

If you are still within the builder’s snagging or warranty period, report it to them first. If it isn’t sorted, or keeps failing, get in touch with us.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What sealant work cannot fix

Before you book, it’s worth knowing the limits too:

  • A tray or bath that isn’t properly supported, until it’s fixed
  • Structural cracks in walls or ceilings
  • Deciding who is responsible under a builder’s warranty

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Get a leaking seal dealt with right away
  • Avoid scourers and strong chemicals on sealant
  • Ventilate bathrooms well, especially in the first year
  • Wait for the cure time before using a resealed shower

Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small and the new finishes intact.
