Need new build mastic in Blackhall?

What the job involves on each surface

Skirting and floors

As timber and screed dry, skirting and floors shift. Caulk cracks; a flexible sealant moves with it painted or coloured to suit.

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. Resealing properly keeps water where it belongs.

About our new build mastic in Blackhall

A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. We work on show homes, kitchens and plot handovers, and the jobs we see most are frame joints opening as the plaster dries and cracks appearing as a new home settles.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. In Blackhall, we cover those floor joints as well as plot mastic for developers.

Every job comes with our 12-month guarantee.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Deciding who is responsible under a builder’s warranty
  • A tray or bath that isn’t properly supported, until it’s fixed
  • Settlement cracks that need a surveyor

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Kitchens
  • Plot handovers
  • Windows & doors
  • Bathrooms & en suites
  • Show homes
  • Skirting & floors

How the visit works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to several days, depending on the number of plots. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Blackhall, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. Each joint is checked for movement before we start.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises
  • Clear items away from the joints we are working on

Aftercare tips

So the new joints stay in good condition:

  • Report sealant problems to your builder during the snagging period
  • Avoid running a DIY bead over the old one
  • Check bath and shower seals every few months as the house settles
  • Wait for the cure time before using a resealed shower

Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day before water reaches them.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.

Why it’s worth doing now in Blackhall

Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. Private landlords in Blackhall must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Why Blackhall customers choose us

  • A choice of colours where the product allows
  • Quality sealants from Arbo and Everbuild
  • Colour picked to suit the job
  • Homes, businesses and hotels

New build mastic in Blackhall: local notes

Blackhall is within about 2 miles of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Around Blackhall, as everywhere, new build mastic is only as good as the preparation behind it. For new homes near Haymarket station, it’s worth checking the sealant early, while snags are still fresh.

Landlords, agents and businesses in Blackhall

Letting agents and landlords in Blackhall can book us as well as householders. Sealant work between tenants keeps a property looking cared for.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Blackhall questions

Can you help a landlord with a rental near Haymarket station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Is new build mastic in Blackhall guaranteed?

All our work, in Blackhall and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.

Should I go to my builder first?

Start with the builder if you are in the snagging or warranty period. If it isn’t resolved, we’ll cut it out and reseal it.

Can you match the sealant colour to my new kitchen or bathroom?

We use white, clear or a colour to suit the finishes. Let us know your preference when you ask for a quote.

Do you work for developers?

Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send us the plot schedule and we’ll quote.
