How we handle bathroom resealing in Victoria Park

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We’re often asked to deal with sealant that has split, shrunk or peeled away and water getting behind the kitchen upstand, across baths, basins & vanity units and kitchen worktops & upstands.

Victoria Park is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

What affects the quote in Victoria Park

You’ll get a clear quote before any work starts. It’s based on:

  • How much there is to do
  • How many rooms, windows or areas are involved
  • Any mould that needs treating
  • The type of sealant required

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • Roughly how big the job is
  • How we’d reach the joints

To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before work begins.

For landlords and businesses

Housing providers, facilities teams and property managers book us too in Victoria Park and across Edinburgh. We can quote a run of properties together.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Dry the bead with a towel now and then
  • Give the silicone its full cure time
  • Use gentle cleaners on the silicone
  • Run the extractor fan during and after every shower

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

What bathroom resealing looks like in Victoria Park

Victoria Park is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Rented homes near Edinburgh Waverley station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What we cannot put right

A few problems are outside what sealant work can do:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Movement from a bath with loose feet or no proper support
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Baths
  • Wet rooms
  • Basins & vanity units
  • Sinks & splashbacks
  • Kitchen worktops & upstands

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The process

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. For a tenement in Victoria Park, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height
  • Keep pets and children clear of the area while we work

Questions from Victoria Park

Do you work in hotels near Victoria Park?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

Do you work in Victoria Park?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Victoria Park.

How do I get a quote for bathroom resealing in Victoria Park?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can new silicone go straight over the old?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

When to call us in Victoria Park

Silicone does not last for ever. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

Keep an eye out for these signs:

  • Leaks into the floor or ceiling below
  • Mouldy sealant that has gone black
  • Two layers of silicone, both failing
  • Gaps between the worktop and the wall

If you look after a building such as Trinity Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions to ask before you book

  • Whether you can choose the colour
