Why it’s worth doing now in Drumbrae

Dealing with sealant early is a short job: it takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Drumbrae, damp can travel a long way before it shows.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Bathroom resealing in Drumbrae, done properly

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you have two layers of silicone, both failing and shrunken sealant along the back of a worktop, we can put it right, whatever the surface.

Drumbrae is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.

You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

What the job involves on each surface

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Bathrooms and kitchens in Drumbrae

Drumbrae is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. There are hotels and other places to stay in and around Drumbrae. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Rented homes near South Gyle station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What affects the quote in Drumbrae

The price is agreed before any work begins. It’s based on:

  • When we can work, for business premises
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • How much there is to do

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it’s a home or a business
  • A few photos by email, if you can
  • Where the job is, and your postcode
  • If someone has resealed it before

We don’t publish a price list. Instead, we give you a clear price for your job. To get started, drop us a line at info@mrmastic.co.uk.

Do you need bathroom resealing in Drumbrae?

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone generally won’t clean off.

Keep an eye out for any of the following:

  • Cracked, shrunken or lifting silicone
  • Shrunken sealant along the back of a worktop
  • Black spots spreading through the bead
  • Lumpy, uneven sealant from a DIY attempt

Schools such as Craigmount High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions to ask before you book

Drumbrae questions

Do you work in hotels near Drumbrae?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Could a leaking bath seal in my Drumbrae flat reach the neighbours below?

It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below. It’s worth sorting sealant and grout before it gets that far.

What information do you need?

Tell us what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.

Can I choose the colour of the sealant?

You are not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Where do you work from?

We work from Crawley. Our applicators cover Drumbrae, along with the rest of our area.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.

What we do, step by step

The work is kept neat and contained to the area we’re working on. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Drumbrae, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can
