Do you need regrouting in Blackhall?

Most grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down, especially in a shower that is used every day.

Signs it’s time to call us include:

  • Grout in corners that has cracked
  • Grout that makes sound tiles look old
  • Grout that’s cracking and breaking up
  • Grout stained black or orange that will not clean

Homes close to St Columba's Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before booking

Regrouting in Blackhall

Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. Common call-outs are for old grout in a dated colour and dirty, worn grout on a tiled floor, on bathroom wall tiles, kitchen splashbacks and tiled floors.

Blackhall is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, which is hard on sealant and grout.

Landlords, agents and businesses in Blackhall

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

What we do, step by step

You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on the area for a typical job. Inside a flat in Blackhall, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. We reseal the internal corners and edges with silicone.

Before we arrive

  • Mention any tricky access
  • Tell us about any water getting in

Advice

Blackhall questions

Do you work for hotels and guest houses in Blackhall?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Could a leaking bath seal in my Blackhall flat reach the neighbours below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Do you work in Blackhall?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.

Could my grout be a different colour after regrouting?

Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.

Can you quote for more than one area?

Yes. Just list everything you need and you’ll get one quote.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Regrouting around Blackhall

Blackhall is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Letting a property close to Haymarket station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again. For site and facilities teams at buildings such as The Mary Erskine School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Why deal with it now?

Patching a few joints can look like a quick win, but the patches often don’t match, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Private landlords in Blackhall must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Wipe water off the walls when you’re done
  • Look at the sealant in the corners now and then
  • Open a window or run the fan to clear steam
  • Have loose tiles looked at early

Keep an eye on the silicone in the corners. It’s the part that moves, so the sealant there will need renewing in time.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

Surface by surface

Wet rooms

Regrouting a wet room helps keep water on the surface of the tiles. It cannot fix waterproofing below the tiles.

Corners and edges

Corners flex as the building moves, so they get silicone, not grout.
