About our regrouting in Drylaw

Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. Some jobs are a whole room, or just the area that has failed. Either way, tiled areas in Drylaw are handled the same careful way. If you have a grout colour that no longer suits the room and grout in corners that has cracked, we can put it right, on wet rooms, shower walls and bathroom wall tiles alike.

From stone-built tenements to new flats and suburban houses, Drylaw is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

All our work is covered by our 12-month guarantee, wherever you are in Edinburgh.

Landlord and commercial work in Drylaw

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes anything from a few hours to a full day, depending on the area. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Drylaw, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. We vacuum the joints and clean out the dust.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. Corners and edges are resealed with flexible silicone, not grout.

Preparing for the visit

  • Clear the area around the work
  • Let us know about parking restrictions
  • Mention any leaks or damp you’ve noticed

What regrouting looks like in Drylaw

Drylaw is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Drylaw has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Letting a property close to Haymarket station? Then a regrout while the flat is empty is quicker than working around a tenant. Homes close to St Columba's Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Drylaw is about 2 miles west of Stockbridge, in Edinburgh. For regrouting in and around Drylaw, please send an email to info@mrmastic.co.uk for a quick quote. We are based in Crawley and cover Edinburgh. Drylaw is one of 175 places in Edinburgh where we work for regrouting.

All of EH4 and EH5 is within our area for regrouting, from the main roads to the quietest streets. Whether your property is on Mottram Road, Telford Road and Drylaw Avenue or a nearby road, we can help. Drylaw is on the A902, which makes it straightforward to reach. Not far away are Corstorphine Hill and Dunsapie Loch.

Leave it or put it right?

Colouring the surface of old grout is a quick cosmetic fix. They won’t fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. Private landlords in Drylaw must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Common questions in Drylaw

Can you help a landlord with a rental near Haymarket station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

I’m in a tenement in Drylaw. Could worn sealant affect the flat downstairs?

It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Do you reseal at the same time?

Most of the time, yes. Grout and sealant do different jobs, so both are renewed and it’s all in the quote.

Do you come to Drylaw?

Yes. We work in Drylaw and the rest of Edinburgh, as part of our work across South East England, London and Scotland. For a quote, email us at info@mrmastic.co.uk.

What guarantee comes with the work?

You get our 12-month guarantee on every job. We are also fully insured.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

When can I use the shower again?

We will tell you on the day. It depends on the grout and the sealant used, so follow the time we give you.

Can you quote for more than one area?

Yes. More than one area can be quoted together.

Quotes for regrouting in Drylaw

The quote reflects the job in front of us. We look at:

  • The number and length of the joints
  • When we can work, for business premises
  • The type of sealant required
  • Whether the work is at height

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

What to tell us for a quote

To help us quote quickly, please include:

  • Any previous sealing or DIY work
  • The type of property
  • Where the job is, and your postcode
  • How we’d reach the joints

Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear quote before we start.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

When to call us in Drylaw

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly can wash out within a few years.

Look out for any of the following:

  • Gaps where the shower grout has gone
  • Grout that stays dark however much it’s cleaned
  • Grout in corners that has cracked
  • Dirty, worn grout on a tiled floor

For site and facilities teams at buildings such as Craigroyston Community High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
