Regrouting in Ratho, Edinburgh

Problem with your tiled areas in Ratho? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.

  • Grout that makes sound tiles look old
  • Grout in a colour the owner wants to change
  • Floor grout that has worn and darkened

Regrouting for Ratho homes and businesses

How it works

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before we start. Most jobs take anything from a few hours to a full day, depending on the area. For a place like Ratho, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. The corners and edges get new silicone, because grout there would crack.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children

About our regrouting in Ratho

We work across Ratho, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, and we finish by resealing the edges. If you have grout in a colour the owner wants to change and grout that’s cracking and breaking up, we can put it right.

Bathrooms in smaller places like Ratho work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

What regrouting looks like in Ratho

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around Ratho Parish Church and Lady's Well, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Edinburgh Gateway station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Your questions about regrouting in Ratho

Will you come out to Ratho?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Edinburgh Gateway station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do you grout the corners?

We use silicone in corners and along edges. Grout in those joints cracks as the building moves.

Do you have insurance?

Yes. We are fully insured.

Do you reseal at the same time?

We usually do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

What if some of my tiles are loose?

Loose tiles need refixing before regrouting. We will show you which ones before any grout comes out.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

For landlords and businesses

Landlords and letting agents in Ratho can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

Different surfaces, different methods

Wet rooms

Wet room grout and sealant need to be in good order. We renew both.

Bathroom wall tiles

We can regroute all the walls in a bathroom, depending on the area. It’s a good time to change the grout colour.

What sealant work cannot fix

It helps to know what we cannot do:

  • A leaking wet room membrane
  • Tiles that are loose or hollow behind
  • A floor or wall that keeps moving

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Wet rooms
  • Bathroom floors
  • Kitchen splashbacks
  • Shower walls
  • Bathroom wall tiles
  • Tiled floors

What happens if it’s left?

Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out, and stains can show through again. Raking out and regrouting replaces the grout itself. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What affects the quote in Ratho

The quote reflects the job in front of us. We look at:

  • Any mould that needs treating
  • How easy the joints are to reach
  • The number and length of the joints
  • How many areas need sealing

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Any previous sealing or DIY work
  • Any access issues, like height or stairs
  • The rough size of the job
  • Whether it’s a home or a business

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before work begins.
