Regrouting near Polwarth

Regrouting for homes and businesses in Polwarth

We work across Polwarth, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, and we finish by resealing the edges. If you have grout in a colour the owner wants to change and grout that makes sound tiles look old, we can help, whatever the surface.

Polwarth is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.

Our work is backed for twelve months.

What affects the cost of regrouting

You will get a clear quote before we start. It’s based on:

  • The type of sealant required
  • Whether the work is at height
  • Any mould that needs treating
  • The size of the job

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • The rough size of the job
  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed

Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will come back to you with a quote.

What we can’t put right

It helps to know what we can’t do:

  • A structure that flexes behind the tiles
  • Tiles that are chipped or split
  • A leaking shower valve or waste

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Shower walls
  • Bathroom floors
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Tiled floors
  • Wet rooms

How it works

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours, or longer for a fully tiled room in most cases. Inside a flat in Polwarth, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules

Polwarth: your questions answered

Do you work in hotels near Polwarth?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

I let a flat near Slateford station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Will regrouting fix loose tiles?

If tiles are loose, something behind them has usually failed. Grout on its own won’t fix that and we’ll say so before going ahead.

Are you fully insured?

Yes, we’re fully insured.

Do you guarantee regrouting?

Our one-year guarantee covers every job.

Is regrouting a chance to pick a new grout colour?

Yes. Many clients do. Darker grout can hide marks, while lighter grout brightens a room.

Bathrooms and kitchens in Polwarth

Polwarth is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

In the older streets around Polwarth Parish Church and Hall, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Craiglockhart Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Slateford station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What the job involves on each surface

Shower walls

Showers put more water on grout than anywhere else. We replace it and renew the silicone at the edges.

Bathroom floors

Floor grout takes foot traffic as well as water. It wears and darkens over time.

Landlord and commercial work in Polwarth

If you manage several properties in or around Polwarth, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

We also work for property managers and facilities teams. We can quote a run of properties together.

Why deal with it now?

Patching a few joints can look like a quick win, but patched grout rarely matches the rest, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Scottish rain finds any gap around a frame or wall joint, and in Polwarth, damp can spread through stone and plaster before anyone sees it.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
