Regrouting in Holy Corner, done properly
Stained, crumbling or cracked grout can make a sound bathroom look tired. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. If you are dealing with grout stained black or orange that won’t clean and grout in a colour the owner wants to change, we can help, whatever the surface.
From stone-built tenements to new flats and suburban houses, Holy Corner is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.
Whatever the size of the job, it’s backed by our 12-month guarantee in Holy Corner and across Edinburgh.

How it works
We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to a full day, depending on the area. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Holy Corner, tell us the floor, how the door entry system works and where we can park nearby.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
How to prepare
- Let us know about earlier repairs to the joints
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules

Holy Corner: your questions answered
Do you work for landlords with property near Haymarket station?
Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Could a leaking bath seal in my Holy Corner flat reach the neighbours below?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Are you fully insured?
Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.
Will regrouting fix loose tiles?
New grout can’t hold loose tiles in place. We flag any loose or hollow tiles before starting so you know where you stand.
Should corners be grouted or sealed?
Corners get silicone, not grout. They flex, and grout there cracks.
When can I use the shower again?
Before we leave, we will tell you how long to wait. Both the grout and the silicone need time to cure before the shower is used.
Will there be a smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Holy Corner homes and their sealant
Holy Corner is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you look after a building such as Iain Tomlin School of Music, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near North Morningside Church, walls and floors in older homes can move, and sealant and grout show it first.
Holy Corner is about 1 mile south of Edinburgh, in Edinburgh. Holy Corner gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Across Edinburgh, we cover 175 places, Holy Corner among them.

Different surfaces, different methods
Corners and edges
We reseal edges at the same time as regrouting, so everything is renewed at once.
Bathroom floors
Grout on a floor is walked on as well as wetted. It gets worn and dirty.
How we quote for regrouting
Jobs vary more than people expect. What affects the quote:
- How many rooms, windows or areas are involved
- The product the joint needs
- When we can work, for business premises
- Mould in or behind the old joints
Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
What we need to know
What to tell us when you ask for a quote:
- Pictures of the joints, sent by email
- What’s wrong with the joints now
- If someone has resealed it before
- How many joints, rooms or windows are involved
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job.
DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What sealant work cannot fix
A few problems are outside what sealant work can do:
- Loose tiles, which need refixing first
- Movement in a stud wall or floor
- Cracked or broken tiles
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Bathroom floors
- Shower walls
- Tiled floors
- Wet rooms
- Bathroom wall tiles
- Kitchen splashbacks
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Skip wire brushes and scourers
- Wipe water off the walls when you are done
- Stick to mild products for cleaning grout
- Have loose tiles looked at early
Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time, long before the grout does.
Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it so early action pays.
Common problems we fix in Holy Corner
Soap scum and limescale build up on grout and stick to it. The grout beneath can stain and weaken, and at that point, new grout is the better answer.
If you can see any of these, it’s time to have the joints looked at:
- Cracked or crumbling grout lines
- Gaps where the shower grout has gone
- Dirty, worn grout on a tiled floor
- A grout colour that no longer suits the room
Rented homes near Haymarket station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
What to look for in a quote
- Are they insured?
- What guarantee comes with the work
- How the joint is cleaned and prepared
- When the joint can take water or movement
