What the job involves on each surface

Kitchen splashbacks

The grout by the hob and sink takes most of the mess. We renew the grout and the worktop sealant.

Shower walls

The grout in a shower takes the brunt of the water. We replace it, and reseal the corners.

Regrouting in Seafield

Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. Some jobs are a whole room, others just the shower. Whatever the size, the method stays the same. We’re often asked to deal with cracked or crumbling grout lines and old grout in a dated colour, on kitchen splashbacks, tiled floors and bathroom wall tiles.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

Landlords, agents and businesses in Seafield

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

When it is not the sealant

We will always be straight with you, so here’s what sealant can’t fix:

  • Waterproofing that has failed below the tiling
  • A structure that flexes behind the tiles
  • Leaks from pipes, valves or wastes (a plumber’s job)

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Wet rooms
  • Bathroom floors
  • Bathroom wall tiles
  • Shower walls
  • Kitchen splashbacks
  • Tiled floors

What affects the quote in Seafield

For a quick quote, just ask. What matters most is:

  • Working hours on commercial sites
  • How many areas need sealing
  • The size of the job
  • The old material and how stubborn it is

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • The address or postcode of the job
  • A few pictures by email, if you can
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved

Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear price before we start.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Regrouting in Seafield: local notes

Seafield is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Edinburgh Waverley station? Then a regrout while the flat is empty is quicker than working around a tenant. Managing a site like Leith Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Restalrig Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Seafield is about 1 mile north-east of Lochend, in Edinburgh. Every kind of property in Seafield is covered for regrouting, old or new, large or small. The work is guaranteed for a year. Seafield is one of 175 places in Edinburgh where we work for regrouting.

Seafield questions

Do you work for hotels and guest houses in Seafield?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Can a failed shower seal in a tenement flat in Seafield leak into the flat below?

It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below. It’s worth sorting sealant and grout before it gets that far.

When can I use the shower again?

Before we leave, we will tell you how long to wait. The grout and sealant both need to cure before the shower is used.

Do you work in Seafield?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Seafield.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

How do I get a quote for regrouting in Seafield?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Can you regrout if a few tiles are loose?

Regrouting will not fix loose tiles. We check the tiles first and tell you if any are loose or hollow, so you can decide what to do.

The process

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to a full day, depending on the area from start to finish. In a city area like Seafield, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Clear the area around the work
  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Wipe water off the walls when you are done
  • Use gentle cleaners on grout
  • Use a soft brush rather than a wire one
  • Run the extractor fan during and after a shower

Have any tile that moves checked right away. A loose tile cracks the grout around it and open a path for water.

Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.
