Need external mastic in Gorgie?

Gorgie buildings and the weather

Gorgie is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. For listed homes and conservation areas, check with the council before changing how windows or walls look.

For landlords with property near Slateford station, outside joints that have cracked can let damp into a rental, so check them between lets. Managing a site like Craiglockhart Primary School? Then larger buildings have long runs of movement joint that eventually need resealing.

Gorgie is about 1 mile south-west of Edinburgh, in Edinburgh. Gorgie gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Gorgie is one of 175 towns and villages in Edinburgh where we work.

We cover every part of EH11, EH14 and EH10 for external mastic and the streets around it. That includes homes and businesses on Appin Lane, Cowan Road and Gorgie Road. About our external mastic in Gorgie

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. If you have rigid filler in a joint that should flex and movement joints with cracked, split or missing sealant, we can help, on façade panels, concrete & block and joints between brick and frames alike.

Alongside their tenements, Scotland’s cities have modern blocks with render, cladding and movement joints. In Gorgie, those joints dry out over time and let water in behind the render or cladding.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

When it is not the sealant

We’d rather tell you now than do work that will not last, so these are the limits:

  • Render that’s blown, hollow or coming away
  • Structural movement, which needs a surveyor or engineer
  • Cracking across the wall rather than at a joint

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Render & cladding joints
  • Concrete & block
  • Façade panels
  • Brickwork movement joints
  • Joints between brick and frames
  • Copings & trims

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Have failed joints looked at early
  • Leave the joints unpainted unless we’ve said otherwise
  • Check external joints each spring
  • Fix overflowing gutters above sealed joints

Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants aren’t designed to be painted and spoil the finish.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

For landlords and businesses

Landlords and agents in Gorgie can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

What we’re called out for in Gorgie

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.

Signs it’s time to call us include:

  • Sealant that has lost its bond to the brick or render
  • Damp patches traced to an open external joint
  • Brick movement joints where the sealant has split
  • Failed seals between different materials

Whitefoord House, about 2.6 miles north-east, is one of the historic houses in the wider area around Gorgie.

Choosing a sealant specialist

Gorgie: your questions answered

Is external mastic in a coastal place like Gorgie any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Who arranges sealant work on the shared parts of a tenement in Gorgie?

It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t, and we can quote for the factor or the owners directly.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you.

Can you seal joints between two different materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

How the visit works

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. For a tenement in Gorgie, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height

  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating

Asking for a quote

Before you ask for a quote, have a think about:

  • The type of property
  • How we’d reach the joints
  • A few pictures by email, if you can

Surface by surface

Copings and trims

Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod coloured to suit the wall.
