About our window mastic in Polwarth

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on timber windows & doors, uPVC windows and window sills, and common reasons people get in touch are black, perished sealant on frames and white mastic on grey or black frames.

Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Natural stone around older windows needs a sealant that won’t mark or attack it, so acetoxy silicones, which can attack some stone, are best avoided.

Frames and glazing around Polwarth

Polwarth is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. For listed homes and conservation areas, check with the council before changing how windows or walls look.

In the older streets around Polwarth Parish Church and Hall, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Managing a site like Craiglockhart Primary School? Then the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Slateford station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Draughts through the window seals rather than the frame
  • A frame that has rotted at the joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Where we work in Polwarth

  • Timber windows & doors
  • uPVC windows
  • Patio & French doors
  • Aluminium frames
  • Composite doors
  • Window sills

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Don’t paint over the silicone
  • Keep jet washers away from the mastic
  • Air rooms to keep condensation down around windows
  • Wash the frames with mild soapy water

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

Common questions in Polwarth

How is work on the outside of a tenement in Polwarth normally arranged?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not, and we can quote for the factor or the owners directly.

I let a flat near Slateford station. Can you help?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Do you guarantee window mastic?

Yes. All our work carries a 12-month guarantee, and we’re ARBOMaster approved applicators.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you when we finish.

What does window mastic cost?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

Can you match the sealant to my frames?

Yes. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.

Why deal with it now?

Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Private landlords in Polwarth must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why book with us

  • A sealant colour to suit the surroundings
  • We never seal over old sealant
  • Quality sealants from Arbo and Everbuild
  • More than 20 years in sealant work

What the job involves on each surface

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match suits the frame.

Window sills

Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.

What we do, step by step

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. It generally takes most of a day for a typical house, less for a few frames. Parking in city streets around Polwarth can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Tell us about any water getting in
  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
