Window mastic in Shandon

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. Common call-outs are for water coming in at the bottom corners of a door and hard, cracked sealant around windows, on patio & French doors, aluminium frames and window sills.

Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. Whether you are in a tenement flat or a house in Shandon, the joint between frame and wall is what keeps the weather out.

There’s a 12-month guarantee on every job, large or small.

Shandon: your questions answered

How do repairs to the shared parts of a tenement in Shandon get organised?

Shared parts of a tenement, such as the roof and outside walls, are generally repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Windows often belong to the individual flat, but it’s worth checking your deeds.

Do you work for landlords with property near Slateford station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do you guarantee window mastic?

Yes. Our one-year guarantee covers every job.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

How long will my window job take?

The work takes anything from an hour or two to a full day, depending on how many frames there are. Access and the amount of old mastic make the biggest difference.

When something else is needed

We will always be straight with you, so here’s what new sealant won’t do:

  • Draughts through the window seals rather than the frame
  • A failed sealed unit that has misted up
  • Soft or decayed wood in the frame

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Composite doors
  • Patio & French doors
  • Timber windows & doors
  • uPVC windows
  • Window sills
  • Aluminium frames

Different surfaces, different methods

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Why act early in Shandon

Working on frames from a ladder with a sealant gun isn’t easy, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. Private landlords in Shandon must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What we do, step by step

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes most of a day for a typical house, less for a few frames from start to finish. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Shandon, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Let us know about parking restrictions
  • Mention any leaks or damp you’ve noticed
  • Mention any tricky access

Advice

Windows and doors in Shandon

Shandon is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. For listed homes and conservation areas, check with the council before changing how windows or walls look.

Historic houses such as Whitefoord House, about 2.5 miles north-east, show how far back building around Shandon goes, and older homes nearby need a sealant that suits their walls. Letting a property close to Slateford station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you look after a building such as Craiglockhart Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

What affects the quote in Shandon

We quote each job individually. This is what makes a difference:

  • How many areas need sealing
  • The number and length of the joints
  • The old material and how stubborn it is
  • Which sealant suits the joint

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

What we need to know

You do not need to know the technical terms. Just tell us:

  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you are ready, send an email to info@mrmastic.co.uk.
