About our window mastic in Currie
Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. Just email us at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. If you are dealing with gaps left after new windows were fitted and cold air getting in at the frame edge, we can put it right.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Landlords, agents and businesses in Currie
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.
Frames and glazing around Currie
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. For listed homes and conservation areas, check with the council before changing how windows or walls look.
For site and facilities teams at buildings such as Currie High School, its window and door frames need their mastic kept sound, just like a home’s. Homes close to Currie Kirk include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in. Rented homes near Curriehill station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Common questions in Currie
Will you come out to Currie?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Curriehill station?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
Do you take out the old sealant first?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
How much does window mastic cost in Currie?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Are you insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Do you guarantee window mastic?
Yes. Our 12-month guarantee covers every job.
Different surfaces, different methods
uPVC windows
The frame is cleaned with a product that will not harm the plastic, then the sealant goes in between frame and wall and tooled smooth.
Timber windows & doors
Timber moves with moisture as well as heat, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.
What affects the cost of window mastic
For a quick quote, just ask. What matters most is:
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
- The size of the job
- Mould in or behind the old joints
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
Asking for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- The type of property
- Where the job is, and your postcode
- What’s wrong with the joints now
- Whether it has been sealed before
Every job is quoted individually, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job, and pictures are welcome.
What we do, step by step
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes anything from an hour or two to a full day, depending on how many frames there are in most cases. Somewhere like Currie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- Where gaps are deep, backing rod goes in first.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Finally we tidy up and check each joint.
Preparing for the visit
- Mention any tricky access
- Mention any leaks or damp you’ve noticed
- On commercial sites, let us know about site rules

Related advice
Why deal with it now?
Not every sealant suits a window. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In an older home around Currie, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.
