External mastic near Currie

How we handle external mastic in Currie

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the line blends in. We are often asked to deal with rigid filler in a joint that should flex and plants rooting in failed movement joints, on joints between brick and frames, render & cladding joints and concrete & block.

In and around a place like Currie, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. It usually takes anything from a few hours to several days, depending on the building. Somewhere like Currie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks
  • Mention any tricky access

Walls and rooflines in Currie

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls.

Letting a property close to Curriehill station? Then outside joints that have cracked can let damp into a rental, so check them between lets. Schools such as Currie High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Why it’s worth doing now in Currie

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together and it means sorting access once. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

Currie questions

Can you do external mastic in Currie?

Yes, Currie is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Can you help a landlord with a rental near Curriehill station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

What is backing rod for?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

Can you match the colour of my brickwork?

We aim for a joint that suits the wall rather than one that jumps out. We’ll talk through colour options before work begins from the range available.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Is there a guarantee?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we will sort it.

Can you reach joints on upper floors?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we’ll confirm what’s needed.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Landlord and commercial work in Currie

Letting agents and landlords in Currie can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

We also work for property managers and facilities teams. We can quote a run of properties together.

Different surfaces, different methods

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod in a colour to suit the brick.

Joints between dissimilar materials

Different materials may need different primers. We prepare both faces so the sealant bonds properly.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Loose or hollow render, which needs re-rendering
  • Cracked brickwork or render that needs a builder or plasterer
  • Damp that isn’t coming from the joint

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Render & cladding joints
  • Brickwork movement joints
  • Joints between brick and frames
  • Copings & trims
  • Façade panels
  • Concrete & block

When to call us in Currie

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.

Most people get in touch after spotting something like this:

  • Weeds or debris growing in open joints
  • Rain getting behind render or cladding at a joint
  • Gaps where render, brick and frames meet
  • Leaking joints around cladding and façade panels

In the older streets around Currie Kirk, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What your quote should include

  • How long to leave it before use
  • How long the guarantee is
  • Whether they’re fully insured
  • Whether you can choose the colour
