External mastic near Balerno

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Subsidence or other structural problems
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Damp that is not coming from the joint

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Copings & trims
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Joints between brick and frames
  • Concrete & block

External mastic for homes and businesses in Balerno

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. If you are dealing with moss and dirt in joints with no sealant left and sealant that has lost its bond to the brick or render, we can help, on façade panels, concrete & block and joints between brick and frames alike.

Outside joints can only be sealed when they’re dry, so work in Balerno depends on the weather. Let us know about access to every wall and roofline.

Every job comes with our 12-month guarantee.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Why act early in Balerno

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the problem grows beyond the joint itself. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Why book with us

  • Tidy, careful work
  • Over 20 years’ experience
  • We never seal over old sealant
  • Fully insured

Take a look at our cost guide or our reviews.

What happens on the day

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the building. Around Balerno, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

  • Tell us if parking is tricky
  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can

Balerno questions

Can you help a landlord with a rental near Curriehill station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you cover Balerno for external mastic?

Yes. Our work covers the whole of Scotland, and Balerno is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

How do I get a quote for external mastic in Balerno?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator.

Should I point up the gap in my brickwork?

No. Cement or mortar can’t stretch and the joint fails. If it has already been filled, we can usually cut it out and reseal it.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Surface by surface

Render joints

The face of render can be soft, so a sealant that stretches easily protects the edges. We prime where the product needs it.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant if the joint can be cleared.

How to look after the new joints

So the new joints stay in good condition:

  • Walk round the building once a year and look at the joints
  • Wash walls gently around the sealant
  • Act on the first splits you see
  • Leave the joints unpainted unless we’ve said otherwise

Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

What external mastic looks like in Balerno

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. For listed homes and conservation areas, check with the council before changing how windows or walls look.

If you let a flat or house near Curriehill station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. If you look after a building such as Balerno Community High School, larger buildings have long runs of movement joint that eventually need resealing. For an older house near a landmark such as St Mungo's Episcopal Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
