What the job involves on each surface

Office washrooms & kitchens

Office washrooms and tea points are used all day, so we can work early or out of hours where that can be arranged. Basins, urinals, worktops and sinks are all resealed.

Hotel bathrooms

Guest bathrooms are resealed room by room or in batches, so most rooms stay available. Housekeeping get a cure time for each room.

Commercial sealant in Balerno

Staff facilities can’t be out of action for long. Early starts and out-of-hours work can be arranged to keep disruption down. You’re told when each area can be used again. We’re often asked to deal with joints that need doing before an inspection or audit and shower leaks reaching the floor below, across office washrooms & kitchens, retail & leisure sites and hotel bathrooms.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens if it’s left?

First impressions are often made in the washroom. Black sealant makes a clean room look dirty, and scrubbing won’t fix it. Replacing it does. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

What commercial sealant looks like in Balerno

In Scotland, private landlords have to meet the Repairing Standard, so landlords with several properties often need sealant work across them all.

If you look after a church, hall or community building such as St Mungo's Episcopal Church, halls and community kitchens see heavy use, and their sealant shows it. Rented homes near Curriehill station change hands often, and we can quote for one property or a whole portfolio of rentals. Schools such as Balerno Community High School are buildings too, and sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

The process

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a morning for a small washroom, and a planned programme for bigger sites in most cases. For a place like Balerno, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Tell us the rooms, hours and site rules, and we will plan the programme.
  2. We go through your site’s paperwork needs, such as RAMS, before work begins.
  3. Old sealant is cut out room by room and joints cleaned and treated.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
  5. Each finished area is checked with you and given a cure time.

Preparing for the visit

  • Move anything stored near the joints
  • Tell us if parking is tricky
  • Tell us about access, such as stairs, a lift or high-level joints

Quotes for commercial sealant in Balerno

You will get a clear quote before we start. It’s based on:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • Which sealant suits the joint
  • Working hours on commercial sites

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

When you contact us, it’s useful to know:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • If someone has resealed it before
  • How many joints, rooms or windows are involved

Getting a quote is simple: tell us what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we’ll take it from there.

Can you do several jobs on one visit?

Yes. Just list everything you need.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

How do I get a quote for commercial sealant in Balerno?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Can you start early or work out of hours?

Early starts and out-of-hours work can be arranged. Let us know your hours when you get in touch.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Add sealant to your planned maintenance checks
  • Keep a record of which rooms were resealed and when
  • Check extract fans are actually running
  • Book larger programmes for quieter times of year

Keep the extraction running and maintained. Where a room has no window, the fan is what dries it out, and mould comes back faster without it.

It’s easier to plan a programme than to react to failures. Rooms can be scheduled around occupancy and staff, rather than closed at short notice.
