How we handle fire rated sealant in Linburn
Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate, with a record of the products and locations if you need one. Common call-outs are for gaps around pipes and cables through fire-resisting walls and open gaps behind door architraves, on linear gaps, service penetrations and plasterboard & masonry.
If you look after holiday lets, a guest house or a community building in or near Linburn, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
Each job carries a 12-month guarantee.

What we can’t put right
Before booking, it’s worth knowing the limits too:
- Problems with the door itself rather than the gap around the frame
- A wall that is not a fire-resisting element to begin with
- Certifying a building or signing off its fire safety
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

How the visit works
All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. It normally takes from a few hours to a few days, depending on the number of gaps and the access. Outside jobs in Linburn need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Finally, we list where we worked and what we used, for your records.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any sign-in or site rules at work premises
- Clear items away from the joints we’re working on

Advice
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Look in service cupboards and ceiling voids from time to time
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Plan fire stopping into any work that goes through walls or floors
- Flag any open gap you spot round a pipe or cable
Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.
Leave it or put it right?
Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing when the building is next checked. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

- Homes, businesses and hotels

FAQs for Linburn
Do you work for landlords with property near Kirknewton station?
Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Will you come out to Linburn?
Yes, Linburn is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
What does intumescent mean?
An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all, and the choice depends on the gap.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few photos.
Do you seal gaps around fire door frames?
Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.
Do you work in flats, HMOs and commercial buildings?
Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Let us know the building’s hours and we will plan the work to suit.
How much does fire rated sealant cost in Linburn?
Size, access and the old material all affect the cost. Call for a quick quote.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What the job involves on each surface
Linear gaps
Head-of-wall gaps are often hidden above suspended ceilings. We seal them along their full length.
Masonry and concrete
For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first.
