How we handle fire rated sealant in Saughtonhall
Bigger jobs can be worked through in stages, flat by flat or floor by floor, with each location and product recorded. That record is useful for your files and for whoever looks at the building next. Common call-outs are for open gaps behind door architraves and new service routes left unsealed after building work, across flats & HMOs, door frames and linear gaps.
Scotland has its own building regulations, with their own technical handbooks. In Saughtonhall, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Quotes for fire rated sealant in Saughtonhall
Jobs vary more than people expect. The main factors:
- Whether there’s mould to deal with
- The type of sealant required
- How many rooms, windows or areas are involved
- Whether the work is at height
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Asking for a quote
What to tell us when you ask for a quote:
- Access, such as stairs, a lift or height
- A few photos by email, if you can
- Whether it has been sealed before
- The rough size of the job
We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- Fire doors that need new seals, closers or hardware
- Walls or floors that weren’t built to resist fire
- Assessing a building’s fire safety
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
What we seal
- Door frames
- Pipe & cable gaps
- Plasterboard & masonry
- Flats & HMOs
- Service penetrations
- Linear gaps
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Fire rated sealant in Saughtonhall: local notes
If you run a hotel, guest house or holiday let in a coastal place like Saughtonhall, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.
For buildings such as Murrayfield Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking. If you look after a building such as Balgreen Primary School, service openings in fire-resisting walls need checking after any refurbishment.

Saughtonhall questions
Do Scottish building rules affect fire-rated sealant work in Saughtonhall?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
I let a flat near Slateford station. Can you help?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Do you cover Saughtonhall?
We do. Our applicators work in Saughtonhall, and the service is the same as everywhere else.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Will we have a record of what was sealed?
Yes. When the job is done, we give you the locations and products. Tell us if your assessor needs it in a particular format.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
When to call us in Saughtonhall
Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave doesn’t always get resealed.
Signs it’s time to call us include:
- Door frames with gaps between frame and wall
- Unsealed gaps where pipes and cables go through a wall
- Gaps flagged on a fire risk assessment
- Seals cut through by electricians, plumbers or data installers
Rented homes near Slateford station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product.
What your quote should include
- Whether they seal over old material or remove it
- What insurance they hold
- Whether the sealant suits the joint
- When the joint can take water or movement
What happens on the day
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes from a few hours to a few days, depending on the number of gaps and the access. For a tenement in Saughtonhall, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- We plan the order of work and access, floor by floor or flat by flat.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- We record what was done and flag anything that needs a different system.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises
- Where the joints are inside, avoid wetting them before we arrive

Advice
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Include fire stopping when you schedule refits
- Check whether a sealant can be painted before decorating over it
- Look in service cupboards and ceiling voids from time to time
- Keep pictures of seals that will be hidden
Keep the record we give you with the building’s fire safety documents. It saves time at the next inspection or assessment.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is generally a straightforward job.
What happens if it’s left?
Doing it once, properly, beats doing it twice. Work that doesn’t follow the tested detail may have to come out again when the building is next checked. Wind-driven rain gets into any failed joint on the outside of a city building, and in Saughtonhall, damp can spread through stone and plaster before anyone sees it.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.
